Description
The land at Chestnut Farm is located to the east of the small hamlet of Teigh. Approximately 395.11 acres (159.92 hectares) is subject to an Agricultural Holdings Act Tenancy while the balance of the land is on an annual cropping licence agreements. The land is classified as grade 1 and grade 3 on the provisional agricultural land classification.
All the land bar one field closest to Teigh is in arable production, with this field being permanent pasture. The land lies largely in a ring fence with a public highway dividing the land and enabling good access, there are no residential properties included in the sale.
The land consists of large, workable fields which have benefitted from ditch management and drainage schemes to support efficient farming operations.
The land shaded blue extending to approximately 395.11 acres (159.92 hectares) is let on a secure agricultural tenancy agreement granted pre 1984 and regulated by the Agricultural Holdings Act 1986. The tenant is a first successor with the current passing being £30,000 per annum. We understand that no notices have been served to review the rent either by tenant or landlord. The most recent rent review occurred in 2018.
Included within the tenancy is a residential property, farm buildings and paddock land on the edge of Teigh, these are excluded from the sale and a split reversion shall be created on sale. A deed of cooperation shall be entered into as part of the sale with the rent apportioned for these areas.
The balance of the land, about 152.03 acres (61.52 hectares) which is let by way of two cropping licenses to two separate parties, allowing for vacant possession to be obtained in Autumn 2026. The sporting rights are excluded from all occupations and are held by the vendors.
The land extends to 547.2 acres (221.45 hectares) it all lies to east of the Teigh with access being taken from Teigh Road. There are two central farm tracks running from the public highway with a number of separate access points directly onto the public highway.
The land further west is classified as grade 1 while the balance of the land is classified as grade 3 on the provisional agricultural land classification. The grade 1 soil forms part of the Banbury Soil series which is classified as being well drained brashy fine and coarse loamy ferruginous over ironstone. These soils are capable of growing winter cereals, sugar beet and potatoes.
The land that is classified as grade 3 forms part of the Denchworth soil series described as being slowly permeable with fine loamy over clayey soils. These soils are capable of growing winter cereals and short term grass leys.
The land is productive and capable of producing good yielding winter combinable crops. The fields are a good size and regular shape assisting with modern farming practices.
A number of local electricity lines cross the land, a bridleway runs along the northern boundary with two footpaths crossing the land. The land rolls gently from the north down towards the southern boundary where it lies level. The hedges have been well maintained along with ditches allowing water to flow away from the land.
Cutting through the land is an old service canal which overtime has filled with water and provides a fantastic habitat for wildlife and makes for some exciting sporting opportunities. Given the lie of the land it offers opportunities for enhancing the sporting prospects further.
Location
The land lies in the north of Rutland, the UK’s smallest county, the market town of Oakham lies to the south with Melton Mowbray and Stamford easily accessible via the road network. The village of Market Overton to the east has a number of amenities including a Public House. Wider amenities including supermarket, restaurants and shops can be found in Oakham. There are a number of well regarded schools in the locality.
Road
The A1 is approximately 5 miles to the east, providing excellent transport links north and south across the country.
Rail
Oakham train station, around 5 miles to the south, offers direct services to Birmingham and Cambridge. Peterborough train station lying to the south has regular trains running to London Kings Cross with a travel time of approximately 50 minutes.
