Description
Dogcraig Cottage is a traditional cottage, thought to have been built originally as a cottage and outbuilding, servicing the neighbouring Scotsmill and forming part of the wider Kailzie Estate.
It is a single storey dwelling, constructed of solid whinstone/part harled walls, under a pitched slate roof. There are PVC, mainly double-glazed windows throughout. To the rear, a timber decking area provides elevated views over the adjoining River Tweed and west, up the valley towards Peebles.
The property includes a small outbuilding of part stone walls and timber sides under a corrugated iron roof.
Outside there is ample car parking with a gravel driveway directly off the public road. The property sits within a good sized, mixed terraced garden, totalling approximately 0.17 Ha (0.4 acres), with a lawn, shrubs, trees and wildlife embankment areas. It does not include the adjoining riverbank, access rights to the river, nor any fishing rights.
Garden areas are enclosed by a mixture of stone walls and fences, with supplementary screening from trees and shrubs. The cottage retains views over the River Tweed to woodland and open fields to the north, east and west. The adjoining road and houses at Scotsmill, to the west and south-west, are screened by mainly stone walls.
Location
Dogcraig Cottage lies in an accessible rural location, approximately one and a half miles south-east of the town of Peebles, in the western Scottish Borders area.

The Scottish Borders, and more specifically Peeblesshire, supports a large selection of outdoor opportunities including fishing, hillwalking, trail running and mountain biking, with the popular mountain biking location of Glentress Forest situated 2 miles to the east of the town. The town is surrounded by rolling hills and valleys which provide a wealth of mountain biking and hill walking routes to suit many abilities. There are golf courses in Peebles and nearby Cardrona. Peebles also boasts a local leisure centre and swimming pool.
