Description
Whitchurch House is a handsome coastal Grade II listed former vicarage thought to date c.1842. The current owners have carried out sympathetic renovation and refurbishment over the years to create a fine period home that enjoys a wealth of character features while enjoying modern comforts. The property sits in extensive landscaped grounds and gardens (in all about 2.24 acres) with lawns, mature trees and a stunning walled garden. The old Grade II listed coach house and stables provide useful storage/workshop space but also have planning permission for conversion into a two bedroom holiday cottage. This is an exciting opportunity to acquire a fine period home in a pretty location close to the coast at Solva and St Davids.
Accommodation Ground Floor & Cellar
A welcoming columned front entrance leads into the main reception hall with exposed floorboards and doors leading off to the principal reception rooms. A door on the right leads into the study featuring exposed floorboards, display alcoves and original fireplace. The first door on the left of the hall opens into the sitting room that overlooks the side gardens and has an original fireplace providing a warm focal point. Adjacent to this room is the dining room that enjoys the same garden views and the warmth of a wood burning stove. At the end of the reception hall is the fine kitchen breakfast room that features smart kitchen cabinetry, integrated appliances, central island, granite worktops, slate tiled floor and an Aga range taking centre stage. A door opens off to a staircase that leads down to the cellar that has been transformed into a useable space for storage with wine cellar and games room. Returning back to the kitchen, a door leads off to a cosy snug with a flagstone floor and a charming inglenook fireplace with a wood burning stove. Off this room is a useful utility room with a Belfast sink and a separate shower room with WC. Another door opens into a side porch that leads to outside. There is also a staircase that leads up to the Gallery games room/Bedroom five and the first floor.
First Floor
An elegant staircase rise up from the reception hall to the first floor accommodation passing a stunning arched window to the first floor landing with exposed floorboards. The principal bedroom overlooks the side garden and has an en suite bathroom with shower. Four further bedrooms can be found on the first floor, two also facing the side gardens, one the front gardens and the fifth bedroom/gallery games room with vaulted ceiling and exposed a-frames, overlooking the rear gardens. A luxurious bathroom suite with a roll top bath and separate shower that overlooks the rear gardens, complete the first floor.
Externally and The Outbuildings
The property is approached by a gated and tree lined drive that passes the large lawned gardens and up to the courtyard by the side of the house and walled garden. There is ample parking and turning area for several vehicles. The gardens are a delight to walk around and include mature trees, hedges, bushes, shrubs, wild flowers and flower borders.
The jewel in the grounds is a stunning walled garden that is an oasis to walk around and sit in and enjoy the colours on display. The walled garden also includes a classic greenhouse. To the side of the house is a sheltered small walled garden area to enjoy. The property also includes numerous traditional stone outbuildings including an outhouse by the small walled garden, an attractive old Grade II listed coach house and stables to the rear of the house and beyond that across a quaint courtyard, is an old cow shed with former milking parlour, dairy and adjoining cart shed. The coach house and stables have planning permission for conversion into an impressive two bedroom holiday let. A useful secondary access would provide vehicular access to any future holiday cottage.
Location
Whitchurch House is located in the idyllic hamlet of Whitchurch in the famous Pembrokeshire Coast National Park. Coastal villages and towns are close at hand including Solva (only about a mile away) that is a beautiful traditional fishing village with a beach, good pubs, cafés, restaurants, art galleries and shops.
The historical ‘city’ of St David's City is only about three miles and has numerous pubs, restaurants, cafés, shops and an independent supermarket.
It also features a medieval Bishop's Palace and Cathedral which were built in a natural hollow so that they were not visible by raiders from the sea.
Haverfordwest which is the County Town of Pembrokeshire is about 14 miles and has supermarkets, pubs, cafés and restaurants.
Carmarthen and the A48 M4 link road are about 43 miles providing quick access to south Wales (Swansea about 70 miles, Cardiff about 113 miles) the Severn Bridge and beyond.
The beaches in Pembrokeshire are probably some of the most spectacular in the country. Apart from Solva beach, Whitesands beach near St David's is a sandy beach suitable for surfing and swimming. Newgale beach with its rugged, sweeping vista is also very impressive, again offering excellent surfing.
Travelling further afield about 5.5 miles you will find Abereiddy beach which is a popular spot for coasteering an excellent outdoor pursuit for children and adults alike.
The local area also provides one of the best areas for scuba diving. If you just want a short walk around the coast next to Solva then the Gribin Coastal Walk is ideal or a longer walk starting from Porthclais harbour is fun. Just as interesting is a walk in the Preseli Hills and Mountains to see first-hand where the Stonehenge "blue stones" originated.
There is an incredible amount of wildlife to observe whilst walking the coast or you can take a boat trip to visit Skomar or Ramsey islands where you will see puffins, seals and dolphins. Equally there are excellent bird watching opportunities throughout Pembrokeshire. For golfers there are two very good golf courses at St Davids and Haverfordwest.
