About this property

This exceptional three-bedroom house in Totnes, Devon, sits amid a lush green canopy of trees. Built to Passivhaus standards, the house has eco credentials at its core and is defined by a considered material palette of bamboo, microcement and cork. A light-filled living space on the first floor opens onto a balcony in the treetops, while a ground-floor balcony leads down to a forest garden and a gently flowing stream. Despite its sense of privacy and natural surroundings, the house lies within easy walking distance of the centre of Totnes, while the beautiful South Devon coastline is around a 30-minute drive away.

    Environmental Performance

Passivhaus principles are fundamental to Greenflow's design; triple glazed windows, air-tightness and a mechanical ventilation and heat recovery system, all contribute to the home's exceptional 104A EPC rating.

    The Tour

The house’s geometric lines are defined by locally-sourced Douglas fir cladding and cork. An open-plan kitchen, living and dining space lies on the first floor, accessed via a striking cork staircase with Douglas fir treads. Microcement-finished walls and spruce timber detailing define the space and are used throughout the house. A pretty window seat is positioned beneath a wide oriel window with spectacular treetop views, while sliding doors open onto the balcony.

In the kitchen, smart bamboo cabinetry is complemented by a microcement breakfast bar. On this floor, there is a bedroom/snug with an adjoining shower room. A bright space at the top of the stairs is currently used as a music area and would also be suitable as a home office.

The principal bedroom is found on the ground floor. Corner glazing captures views of the surrounding greenery and opens onto the ground-floor balcony. There is an additional double bedroom, as well as a shared bathroom and a handy utility room.

    Outdoor Space

Two large balconies wrap around the house, one on each floor. Both have ample space for sitting out, and the ground-floor balcony has steps down to a leafy forest garden and the stream below.

There is an attached single garage.

    The Area

Totnes is a medieval market town on the River Dart estuary. With its rich history, thriving cultural scene and wonderful natural surroundings, it is one of the most popular towns in the South West. It has a broad range of independent cafés, shops, pubs and restaurants, notably The Hairy Barista, Greenfibres and The Bull Inn. The town is renowned for its charming market that sells local produce, vintage clothing and antiques. Nearby Dartington Trust is set within a beautiful 1,200-acre campus and presents a series of arts and cultural events throughout the year.

The town lies within the South Devon Area of Outstanding Natural Beauty, which offers an array of popular walking and cycling routes. There are also stunning beaches along the coastline 10 miles to the south. Brixham, Blackpool Sands and Salcombe are all easily accessible.

Just 35 minutes' drive away, Dartmouth is a popular boating centre which hosts a world-famous regatta. Steeped in history and known for its naval college, its narrow streets and cobbled lanes are abundant with boutiques and galleries, as well as several well-regarded independent restaurants, delicatessens, pubs and cafés.

There are some excellent schools in the surrounding area, including The Grove School, Torquay Boys' and Girls' Grammar Schools and Churston Ferrers.

Totnes rail station is a seven-minute drive away and runs direct services to London Paddington in under three hours and to Exeter in around 30 minutes.
