Service Charge history
Service charge — what the flat actually costs to run. Flat 6 pays 5.9355% of building costs. For 2025 the flat was charged £6,957 and received £1,110 back when the certified accounts showed the building had spent £98,216 against a £117,816 budget — a net cost of £5,848 for the year, including the £1,187 reserve-fund contribution. The building has spent below budget two years running, with the difference refunded (2024: £275; 2025: £1,110). The 2026 demand of £8,255 includes a one-off £20,000 internal-redecoration line for the building; the 2026 refund follows once those accounts are certified. A new managing agent, appointed by the leaseholder-owned board, takes over from 1 October 2026.
Ground rent: Nil — and it runs in the buyer's favour. 999-year lease (re-granted 2021) with no ground rent, sold with a share of the freehold-owning company; the flat receives a share of ground rents paid by non-extended flats — most recently £239 a year.
Reserve fund £66,487 at 31 December 2025 (certified accounts, published August 2026), after funding the £36,780 damp remediation from reserves. Major cyclical works complete: Full external programme (roof, elevations, windows) 2021; damp remediation under Section 20, March 2026; new handrails 2026 — all funded without special levies in thirteen years. Comprehensive buildings (including escape-of-water and trace-and-access cover), engineering and D&O insurance. Grade II listed (Rowland Plumbe, 1911). Full service charge history from 2013, budgets and certified accounts available on request.

Building and area
Tredegar House
Tredegar House is a Grade II listed Edwardian mansion block built in 1911 by the architect Rowland Plumbe in the dignified Wrenaissance style, purpose-built for the London Hospital as a training home for pupil probationer nurses. The site replaced an earlier Georgian house on Bow Road donated to the Hospital by Lord Tredegar — from which the building takes its name. From 1896 the site hosted a pioneering preliminary nurses' training course established by the London Hospital's Matron Eva Lückes, one of the earliest formal nursing training programmes in Britain; among those who passed through the course on this site was Edith Cavell, in 1901. The current building was beautifully converted to twenty private apartments by David Wood Architects in the late 20th century, retaining its original five-bay brick façade, tall chimneys, raised basement and hipped attic roof, along with its handsome forecourt gates and railings.
