The Sellers View
We moved to Abbots Road in 2015 when we were looking for more space as our family started to grow. The extension immediately stood out to us as it gave us flexibility for the future, while the porch, conservatory and well sized rooms made the house feel practical and welcoming from the moment we viewed it.
One of the things we have loved most is the location. Being within easy reach of several schools was incredibly important to us, and Burghfield Common offers a wonderful balance of village life, countryside surroundings and convenience.
The neighbours have been fantastic throughout our time here and there is a real sense of community. We have raised our three children here and made many happy memories, so it is with a heavy heart that we have decided it is time for our next move.
The Agents View
Situated within a popular residential area of Burghfield Common, this extended semi detached home offers versatile accommodation, generous living space and plenty of potential for a growing family.
To the front, the property benefits from driveway parking for two vehicles alongside a spacious entrance porch, providing practical storage for coats, shoes and everyday essentials.
Stepping inside, the entrance hall leads through to a bright and spacious dual aspect living room where windows and doors on multiple elevations allow natural light to flood the space throughout the day. Sliding doors open directly into the conservatory, creating additional reception space and providing pleasant views across the rear garden.
The kitchen is positioned at the rear of the property and offers a range of refitted units and work surfaces. Adjacent to the kitchen is a useful additional area currently utilised as a utility/storage space, although buyers may choose to use it as a breakfast area or potentially incorporate it into the kitchen subject to their own requirements.
One of the standout features of the home is the ground floor extension, currently arranged as a family room and playroom. This flexible space could suit a variety of lifestyles, whether as a second reception room, home office, hobby room, another bedroom or children's play area.
Outside, the east facing rear garden has been designed to be low maintenance whilst offering a high degree of privacy, it provides an excellent space for entertaining, relaxing or family life.
Upstairs, the accommodation continues to impress. The principal bedroom is a generous double room and benefits from a useful ensuite cloakroom with WC and wash basin. There is a large single bedroom with built in storage and a refitted family bathroom.
The first floor extension creates additional flexibility, with one room currently arranged as a bedroom but equally suited as a dressing room, nursery or study. This room then leads through to a further double bedroom, making this area ideal for families with older children, those working from home or anyone seeking adaptable living arrangements.
The Area View
Burghfield Common is a highly sought after West Berkshire village that continues to attract families looking for space, strong schooling options and a genuine sense of community, while still offering excellent access to nearby towns and commuter routes.
One of the key advantages of the area is the choice of well regarded local schools, all within walking distance of Abbots Road. The Willink School is approximately a 5 minute walk and serves as the main secondary school for the village. For younger children, Mrs Bland’s Infant and Junior Schools and Garlands Junior School are also both within easy walking distance, making day to day school runs straightforward and convenient for families.
The village itself offers a strong community feel, with local amenities, parks and countryside walks all close by. It is the kind of place where families tend to settle long term, benefiting from a safe and established residential environment with plenty of outdoor space on the doorstep.
For commuters, Burghfield Common is ideally positioned. Reading is around 15 to 20 minutes by car, offering fast rail services into London Paddington, while the M4 (Junction 11) provides excellent links to London, Heathrow and the wider motorway network. Newbury is also within easy reach, making the location practical for a wide range of working patterns.
Overall, Burghfield Common offers a strong balance of community living, excellent schooling and commuter convenience, making it a consistently popular choice for families looking to put down roots in West Berkshire.
