Walk To Wokingham Town Centre & Station From This Extended Character Home

Seller's View...

We've really enjoyed living on Howard Road and, for us, the location has been a huge part of that. Being so close to Wokingham town centre means everything is within easy reach, whether it's grabbing a coffee, popping to the shops or meeting friends for dinner. Despite that, the road itself feels surprisingly peaceful as there is no through traffic, so you get the convenience without the constant bustle.

One of the things that stood out to us when we moved here was the sense of community. It's a friendly road where neighbours know each other and we've been fortunate to have some really lovely people living around us.

As a family home, it's been a fantastic place to raise young children. There are several parks within walking distance, along with playgroups, the Carnival Pool and the library, so there has always been plenty to do locally. Having a choice of highly regarded schools nearby has also been a real benefit.

We've particularly loved the garden. Backing onto a park means it feels much more open than many town centre homes, and because there are no roads directly behind, it's incredibly peaceful. Sitting outside on a summer evening, it's easy to forget just how close you are to the centre of town.

Wokingham has been a wonderful place to call home and we're sure the next owners will enjoy the same balance of convenience, community and lifestyle that we've been lucky enough to experience.

Jack's Comments...

One of the things I love about Howard Road is that it gives you a lifestyle that's becoming increasingly difficult to find. You're quite literally moments from Wokingham town centre, meaning great coffee, independent shops, restaurants and the train station are all within walking distance. For many buyers, that convenience alone will be a huge draw.

The house itself strikes a really nice balance between character and practicality. From the front, it has the charm you'd expect from a period home, whilst the extension to the rear has created a far more sociable living space for modern life. The kitchen flows nicely into the dining area and opens out onto the garden through bi-fold doors, making it easy to imagine summer evenings with friends and family moving between inside and out.
Upstairs are three bedrooms, with two comfortable doubles and a generous third room that would work equally well as a child's bedroom, nursery or home office. The family bathroom serves the bedrooms well, whilst downstairs you'll find the added convenience of a utility room and WC that many homes of this age simply don't offer.

The garden is another real highlight. It's private, larger than many people would expect for such a central location and provides plenty of space to relax, entertain or let children enjoy.

Parking is via residents' permits to the front, which are surprisingly affordable, and the potential for a closed onward chain should make this an attractive proposition for buyers looking for a smoother move.

For me, this home will appeal most to buyers who want to make the most of everything Wokingham has to offer without relying on the car. Character homes in this location don't come along every day, particularly those that have already been adapted so well for modern living.

Area View...

Howard Road sits right in the heart of Wokingham, and for many buyers that's going to be the biggest attraction. This is the sort of location where the car can stay parked up for much of the week, with the town centre, train station, coffee shops, restaurants and everyday amenities all within a few minutes' walk.

Wokingham has built a reputation as one of Berkshire's most desirable market towns, combining a vibrant town centre with excellent schools, green spaces and a strong sense of community. The regeneration of the town over recent years has only strengthened its appeal, with an excellent mix of independent businesses sitting alongside well-known brands, creating a town centre that feels busy and welcoming without losing its character.

For commuters, Wokingham Station is within walking distance and provides services into Reading, Gatwick and London Waterloo, making it a practical option for those travelling further afield. Road links are equally convenient, with easy access to the A329(M), M4 and surrounding business hubs.

One of the things we particularly like about this part of town is the lifestyle it offers. Whether it's a morning coffee, a quick trip to the shops, an evening meal with friends or a weekend stroll around nearby parks and countryside, everything is close at hand.

It's a location that appeals to a wide range of buyers, from first-time purchasers wanting to be close to the action, through to downsizers looking for convenience and commuters wanting to leave the car at home. For those seeking a character home in a genuinely walkable town centre position, Howard Road is difficult to beat.
