A characterful Highland home with 49 acres, water frontage and a glorious view

Description
Morenish House is believed to date from the mid-19th century and has had several incarnations over the years from a working farm, a shooting lodge, a Lairds home, a second home and most recently an established holiday rental business. It is an extremely versatile property and there is plenty more potential to refurbish and further develop the property (subject to permissions). Currently the property consists of a six-bedroom principal house and an attached three bedroom annexe.

At the centre of the house is a large open plan kitchen / dining / living room. At one end of this room is a wood burning stove set into an exposed stone fireplace. Here there is lots of space for comfortable seating in front of an attractive bay window which looks over the courtyard. At the opposite end of this room a cream four door aga is the centrepiece of the kitchen which is separated from an expansive dining area by a breakfast bar and has a picture window framing a great view of the loch. A cosier sitting room and two games rooms provide extra reception space on the ground floor and a range of practical ancillary rooms include a pantry, workshop, utility room, bathroom and shower room.

The principal house has six double bedrooms including one on the ground floor. They are serviced by two bathrooms on the first floor and a shower room and bathroom on the ground floor. Almost all of these rooms have views of the loch. A substantial playroom connects the main house to the adjoining annexe, which provides excellent secondary accommodation. Arranged entirely on the first floor, the annexe comprises three further double bedrooms, a bathroom and an attractive open-plan kitchen, dining and living space, where exposed stonework adds both character and charm.

Outbuildings
A substantial range of traditional and modern outbuildings forms an attractive courtyard setting to the front of the house. Extending to approximately 4,181 sq ft, these buildings provide extensive garaging, workshop and storage accommodation ideally suited to machinery, boats, trailers, outdoor equipment and estate management purposes.

Subject to the necessary permissions, there may be opportunities for further development, creating additional accommodation, studios, offices or leisure facilities.

Outside
Morenish house is approached by a private driveway which leads to parking within the courtyard to the front of the house. The garden is neat and low maintenance being mainly down to grass with some old established trees and rhododendrons providing shelter and privacy around the house. Nothing stands in the way of the view over Loch Tay however, and a gate from the courtyard leads directly onto a path which leads through the fields to the lochside.

Land
Morenish House comes with just under 50 acres of land which is mainly used to graze sheep. A central ridgeline provides an outstanding natural viewpoint from which to appreciate the exceptional setting, marked by a lone Scots pine that stands as a distinctive feature in the landscape.
Of particular note is 100 metres of Loch Tay frontage where a delightful shingle beach and the remains of a historic jetty create an idyllic spot to enjoy the waterside.

Location
Morenish House occupies an elevated position on the northern shores of Loch Tay. It has far reaching southerly views across its own land, over the loch and towards the dramatic Highland hills beyond. Ben Lawers rises up to the northeast of the property and is one of Scotland’s highest Munros as well as being a renowned National Nature Reserve celebrated for its exceptional flora and wildlife.
The picturesque village of Killin, just two miles away, marks the western end of Loch Tay and is renowned for the spectacular Falls of Dochart, whilst the conservation village of Kenmore, situated at the eastern end of the loch, has a marina, beach and attractive Georgian architecture.

Aberfeldy is the nearest main centre offering most essential services, including a supermarket, a few professional services and a medical centre. The town is well known for the quality of its independent shops, galleries, cafés and restaurants. Breadalbane Academy and Community Campus offers extensive sporting and leisure facilities to the whole community.

Loch Tay is one of Scotland’s most desirable outdoor destinations, with visitors coming to sail, fish, paddleboard, kayak and swim. Morenish House is lucky enough to own a section of loch frontage which has a sandy beach. It is an idyllic setting for picnics and water-based activities. There are any amount of opportunities for walking, climbing, golf, shooting and stalking in the surrounding countryside.

Perth and Stirling are 26 and 39 miles away respectively and have a more comprehensive range of shops, professional services and travel links. Glasgow and Edinburgh airports are both about 67 miles from Morenish.
