With a welcoming feel the minute you step in the front door, this lovely Victorian house in the heart of popular Forest Gate is close to green spaces, outstanding schools and good transport links.

Inside, you’ll find a recently fitted contemporary dining kitchen, stylish bathroom, and three double bedrooms, all decorated in a calming muted palette of heritage colours. Outside, the private garden has a fabulous Mediterranean vibe.

Set on a quiet one-way residential street, the house has a restored London Stock brick frontage and features elegant stone lintels, columns and sills to the bay windows. A terracotta-and-black path leads past a low wall with railings to an enclosed porch, where the smart charcoal-painted front door with numbered transom awaits.

Inside – colour, charm and storage galore

There’s space for your shoes and coat in the porch, before a second door opens to the hall. Pale neutral-painted walls rise to a detailed coved ceiling - a feature seen throughout - while smoked laminate flooring grounds the scheme.

To your left, a door with period-style patterned glazing (another ubiquitous detail on this floor) opens to the wonderfully light living room, where sunshine floods in from a wide bay with full-height louvred shutters. The stony-hued walls echo the natural tones of the oak engineered floorboards; and a marble fireplace with black metro-tiled chamber and glossy black hearth creates an impressive focal point.

Returning to the hall, pass useful understairs storage to find the kitchen, where modern handleless grey cabinetry and a composite worktop are warmed by tactile cork flooring. A glazed door framed by windows opens to the garden, and a plaster-finish feature wall is enhanced by bespoke ply cabinetry and open shelving, and a pair of cashmere Ferm Living cone pendants give a cosy glow over the dining area.

Integrated appliances include an oven with concealed overhead extractor, an induction hob, fridge-freezer, microwave and a washing machine. There’s a 1.5 bowl combined sink and drainer with chrome tap; and the boiler is also discreetly housed here.

The cork flooring repeats in the similarly stylish bathroom, lit by a frosted rear-facing window, where fawn tiling provides the backdrop to a bath with rainfall shower and curved frameless glass screen. A pale wood-effect vanity unit with storage and a chrome mixer tap sits beneath a mirrored cabinet. There’s also a close-coupled loo and a tall white towel rail radiator.

The staircase to the first floor has been painted in a cheerful sage green, and features a neutral carpet runner.

Oak engineered flooring begins on the landing, and flows into the primary bedroom at the front. With taupe walls illuminated by a wide bay window, you’ll find an incredible amount of storage here – with a bank of charcoal-painted cupboards and drawers, alongside an additional pair of paler full-height double wardrobes.

The other two double bedrooms on this floor both enjoy views out to the garden through windows fitted with bespoke Roman blinds. The second is decorated in a stony-green; while the third is a dramatic aubergine grey.

Outside – mediterranean vibes

Shielded by attractive slatted baton fencing and a white-painted brick wall, the garden feels like your own private oasis. The terracotta-tiled central patio is encircled by black-painted edged borders, where the sculptural mature planting has a distinctly tropical vibe and includes a striking fan palm, a Phormium and a Canary Island Date Palm.

A note from the owners

We've loved living here for the past six years. The street has a great sense of community, feels incredibly safe and is home to a mix of young families and residents who have lived here for generations.

West Ham Park is just down the road, great for kids with a brilliant playground, and Tamping Grounds has just opened right next to it, which has been a great addition. Wanstead Flats and Park are close by too which are perfect for dog walks. There's green space wherever you look, which never gets old.

Getting around is super easy. The Elizabeth line is a short walk, Central London is quick, and Stratford is only two stops - handy for the Aquatic Centre and the play areas if you've got young kids.

Getting around

Forest Gate (Elizabeth Line) is just 14 minutes’ walk away for quick links to Heathrow, Paddington and Tottenham Court Road. Additionally, Woodgrange Park station (Overground) is a 19-minute walk or reach Upton Park Tube (District line, Hammersmith & City) in just 16 minutes.

In the neighbourhood

Forest Gate is home to a growing mix of brunch spots, coffee shops and family-run eateries. Local sellers particularly love Ramble Café for great coffee and toasties, Joyau for excellent food and wine, and Cups & Jars an eco-friendly grocery and café for ‘the best croissants’. Other favourites include Fiore in the arches off Avenue Road, Giovanni’s and Tipi Coffee Co, alongside friendly local pubs such as The Holly Tree and Leytonstone Tavern.

Nearby Wanstead Flats and Jubilee Pond provide a delightful environment to picnic, jog, or simply surround yourself with nature and wildlife.

The house is just over 15 minutes’ walk from Plashet Park with its beautiful mature tree-lined walks, spring blossom, crocuses and daffodils, as well as ample sports facilities, including tennis and basketball courts, cricket nets, outdoor exercise machines, summer water fountains, a large playground and East London’s oldest bowls club.

In the corner of the park, you’ll find a local gem, Applecart Arts – a theatre, arts centre and licensed café hosting everything from comedy nights and yoga to music, pottery classes and children’s activities. Local sellers often recommend it for lunch or an evening drink.

Central Park Café is just over a 30-minute walk away and sells excellent homemade bread and pastries. The Denmark Arms, Red Lion and Boleyn Tavern pubs (the latter recently named one of ‘Britain's prettiest’ after a £1.5m refurb) can be reached by a similar length stroll.

Schools

The area is home to several schools rated ‘Outstanding’ by Ofsted, including Shaftesbury Primary School (13 mins) and Essex Primary (25 mins). St Stephen's School (which also offers a great day-care and nursery) is a 16-minute walk away and was named The Times State Primary School of the Year 2018.

Well-regarded secondaries nearby include Stratford School Academy, just five minutes on foot (rated ‘Good’ by Ofsted, and Plashet School for girls (‘Outstanding’), 25 minutes away. St Angela's Ursuline School – an Outstanding Catholic school – and its equally well-rated counterpart, St Bonaventure's, are an 8 and 15-minute walk away.
