A seamless blend of amenity, diversity and
Far-reaching views

Description
Whitmuir is a most attractive and private estate combining amenity appeal with residential and agricultural enterprises. At its heart lies Whitmuir House, a well-maintained six-bedroom period house offering practical accommodation suited both to holiday lettings and private family use. The house sits within beautifully landscaped gardens, with an array of specimen trees.

In addition to Whitmuir House, there are five cottages, three of which are arranged within the traditional courtyard steading to the west of the house. Four of the cottages, together with Whitmuir House, are currently run as holiday lets, providing an established income stream with many returning guests. There is also a range of buildings suited to agricultural or alternative uses.

The property is approached from a minor public road, leading to private tracks through the estate, allowing easy access to the dwellings and land.

The farmland is partly farmed in hand for the arable operations, using local contractors. The grazings are currently let on a seasonal basis, providing an additional income source. Attractive mixed woodlands, hedges and dry stone dykes enhance the overall amenity of the estate, offering shelter, biodiversity and the foundations for a driven shoot.

Location
With the Eildon Hills to the northeast and the Cheviot Hills to the south, Whitmuir lies in some of the most attractive and varied countryside in the south of Scotland. The immediate area is particularly appealing, with rolling farmland, quiet hedge-lined roads and established woodland. The Borders is a genuinely rural region, renowned for its scenic landscapes, productive farmland and country sports.

The nearby River Tweed is one of Scotland’s finest salmon rivers, while the Lammermuirs to the northeast offer well-managed grouse moors. The area also provides excellent riding country, with local clubs and venues including the Ian Stark Equestrian Centre, 6 miles to the south, and Kelso Racecourse, 20 miles to the east.

The historic Gala Rig Racecourse lies just 300 metres north of Whitmuir and is reputed to be one of Scotland’s oldest racecourses. It hosts local racing ‘flapping’ meets forming part of the area’s historic common riding traditions. There are several golf courses nearby, including St Boswells, Melrose and The schloss Roxburghe near Kelso.

Whitmuir is well placed for everyday amenities, with Selkirk 4 miles to the west providing a range of independent shops and a small supermarket. Melrose and Galashiels are both under 10 miles away. Melrose is a thriving Borders town with an excellent range of shops and restaurants, and is home to the renowned Melrose Sevens and Borders Book Festival. Galashiels and Kelso provide the principal professional services and wider shopping facilities in the area.

Edinburgh city centre, 47 miles, is readily accessible via the A68 or A7, while Tweedbank station on the Borders Railway is just over 9 miles away. Berwick-upon-Tweed, 42 miles to the east, provides regular East Coast Main Line services to London King’s Cross. Edinburgh Airport, 50 miles, and Newcastle Airport, 66 miles, offer a wide range of domestic, European and international flights.
