Harbourside apartment with development potential in the heart of St Monans.
Description
7 West Shore occupies a prominent position on the harbour front on St Monans capturing coastal views over the picturesque rooftops of the charming fishing village.
St Monans lies on the coast midway between Elie and Pittenweem and is the smallest village in the East Neuk of Fife which is the coastal area running from St Andrews to Largo Bay. It is famous for its sandy unspoilt beaches and fishing villages with picturesque harbours. St Monans was traditionally built around the fishing, boat-building and salt industries and retains its busy harbour used by creel and sailing boats.
St Monans is home to Giddy Gannet café, the award winning Craig Millar@16 West End restaurant and the East Pier Smokehouse. There is a shop, a hairdresser and fish sheds with extensive selections of fish, shellfish and local produce. The Fit to the Core fitness studios are at Bowhouse at the top of the village which also holds markets for local producers and is used as a concert venue during the St Monans arts festival in September.
The St Monans Tidal Pool is a historic outdoor pool on the edge of the sea and offers a great wild swimming experience. The Fife Coastal Path links the Forth and Tay bridges and runs alongside the historic St Monans Auld Kirk dating back to 1265.
Neighbouring Pittenweem is host to one of Scotland’s best known summer art festivals. The nearest secondary school is Waid Academy in Anstruther where there is also a Co-op supermarket. Elie, along the coast to the west, is a popular holiday destination with a wide, sandy beach. There are many golf courses in the area including Elie, Anstruther, Dumbarnie, Kingsbarns and Crail. St Andrews is only 13 miles away. A new railway station opened last year in Leven. Which is 11 miles away.
All distances are approximates.
Location
Occupying a prime position overlooking the harbour in St Monans, 7 West Shore is a second-floor apartment within a traditional period building, characteristic of the East Neuk with its white-rendered frontage and painted sash windows.
The property offers adaptable accommodation extending to three main rooms, allowing for a variety of configurations to suit individual requirements. Although the interior requires updating, it provides a rare chance to acquire a property in such close proximity to the water and to carry out a scheme of improvement to personal specification.
In the last year, the current owners have made notable progress in preparing the property for redevelopment, engaging with both the National Trust for Scotland and Fife Council in respect of alterations to the apartment and the conversion of the outbuilding. Details of the proposals can be provided by the selling agents.
Internally, the apartment is accessed by a spiral stair which leads directly into a central hall. From here, the accommodation unfolds with a room to the front enjoying open views across the harbour, offering clear potential as a principal sitting room. This is the largest of the three rooms and retains a fireplace. The remaining two rooms sit to the rear and, with built-in storage in each, are well suited as bedrooms.
The kitchen is positioned to the front of the property, also benefiting from a harbour outlook. It is fitted with a range of units and provides space for everyday dining, while a separate pantry adds further storage. A bathroom, fitted with bath, WC and wash hand basin, completes the internal accommodation.
Externally, the property opens directly onto the quayside, an integral part of village life and a setting that gives the property its distinct character. Parking is available on-street to the front. To the rear, access is taken from West Street into a courtyard, where there is a garage and store above.
The garage building has the benefit of planning permission for conversion to a one-bedroom unit, offering flexibility for additional accommodation or potential income.
