A well-maintained one-bedroom first-floor flat forming part of a purpose-built development, ideally situated just off Putney Heath. The property offers well-laid-out accommodation throughout, with a bright reception room opening onto a private balcony, providing a pleasant outdoor space to enjoy.

The flat benefits from a practical layout, creating a comfortable and functional living environment, with well-proportioned rooms and excellent natural light. Offered in good condition throughout, it represents an ideal first home, convenient pied-à-terre, or attractive investment opportunity.

Please see a very pleasant and honest overview from the vendor on how they have found living at the property:

We’ve really loved living here, and if we could leave one thing behind for the next owner, it would be the feeling of what makes this flat so special to us.

The thing we love most is the light. Being south-facing, the flat is naturally bright throughout the day, and it makes such a difference to how the space feels. We especially enjoy having the balcony as a little outdoor space to sit and enjoy the sunshine.

We also love the position of the flat within the building. Being on the first floor feels like the perfect balance, it feels secure and private, but you’re not too high up and can easily use the stairs. There is a lift too, which is handy when you have shopping, luggage or anything heavy to carry.

Both the living room and bedroom look out onto the shared garden, which is beautifully maintained and gives us a lovely green outlook. One of the things we particularly appreciate is that there are no flats directly opposite on either side, so the flat feels surprisingly private and isn't overlooked.

Despite being so well connected, the flat is far enough away from the road that it feels peaceful and quiet. Yet, when you do want to get around, everything is very convenient. The nearest bus stop is only about two minutes away, and Putney Heath is around a five-minute walk, with several bus routes available. The 14 is especially useful as it runs 24 hours a day. Putney Station is also only around 12–15minutes away on foot, or about seven minutes by bus.

The resident parking and secure bike storage have also been really useful, and we’ve appreciated having those facilities on hand.

For us, it’s the combination that makes the flat feel like home: Lots of natural light, a peaceful and private outlook, a lovely garden, and the convenience of being close to Putney Heath and all the transport links. You get the feeling of being tucked away somewhere quiet, while still being close to everything.
We hope the next owner enjoys living here as much as we have.

Location: Hayward Gardens is a peaceful residential street enviably located just off Putney Heath, one of South West London's most sought-after green spaces. The heath's extensive open grounds and woodland walks are moments away, providing an ideal escape from city life while offering excellent opportunities for recreation and outdoor pursuits.

The area is well served by an array of shops, cafés, restaurants and pubs in nearby Putney, with the vibrant centres of Wimbledon and Richmond also within easy reach. Excellent transport connections include regular bus services and convenient access to Putney mainline station and East Putney Underground station, providing swift links into Central London and beyond.
