Overview
The kitchen diner is the room this house is built around. It's big enough for the whole family to cook, eat and do homework in one space, and the electric skylight overhead lets in daylight and fresh air at the press of a button, then closes itself when it rains. It opens straight into an insulated conservatory with a solid roof, so you get an extra room to use all year rather than just in summer.
Outside, the south-west facing garden gets the sun from midday into the evening and isn't overlooked. At the front, there's room for three cars and an EV charger. Meole Brace CE Primary is an 8-minute walk away and Meole Brace School is 10.
Full Description
Ground Floor
The front door opens into a porch and then into the living room, which has solid oak flooring and double doors out to the deck, so summer evenings can move straight outside. The kitchen diner at the back of the house is the main room for the family. It has high-gloss units, composite granite worktops, integrated neff and Smeg appliances including a dishwasher, and space for an American-style fridge freezer. The breakfast bar sits in the middle, a natural spot for a coffee or for keeping an eye on the children while you cook. Above it, the electric skylight opens for fresh air and closes automatically when it senses rain. The conservatory leads off the kitchen. It isn't heated, but its solid insulated roof and its own roof light make it feel like any other room in the house, whether you use it as a second sitting room, a dining area or a playroom. A separate utility room keeps the washing machine out of the kitchen. The home office has insulated, boarded loft storage above it and would work equally well as a playroom or a snug. A cloakroom with a heated towel rail completes this floor. Laminate flooring runs through the rest of the ground floor.
First Floor
There are four bedrooms on this floor, three with built-in wardrobes. From the windows at the back, the view looks out across to Earl's Hill and the Stiperstones, a reminder of how close the South Shropshire hills are to this side of town. The family bathroom has a panelled bath with a shower over, a vanity basin, a WC, a chrome heated towel rail and underfloor heating, so the floor is warm on winter mornings. The loft above is insulated and boarded, giving more storage on top of the space over the office. Laminate flooring runs throughout this floor.
Heating and Utilities
The house has gas central heating and double glazing. The EPC rating is C, and the family bathroom has underfloor heating. There's an EV charging point on the driveway.
Outside
The driveway at the front takes three cars, with an electric vehicle charging point already fitted. At the back, the garden faces south-west, is private and screened from the neighbours, and is mostly lawn, with a large deck that gets the sun from midday through to the evening. The borders have been planted to give colour through every season.
The Location
Meole Village is a quiet residential corner on the south side of Shrewsbury, and much of the family routine can be done on foot. Meole Brace CE Primary is an 8-minute walk and Meole Brace School, rated Good by Ofsted in July 2024, is 10 minutes away. Meole Village Stores is in the village for everyday bits. For the bigger shop, Meole Brace Retail Park is a 12-minute walk or a 3-minute drive, with Marks & Spencer, Sainsbury's, Next and Home Bargains. The town centre and the Quarry are about a 25-minute walk, and Arriva's number 26 bus runs from Meole Village to Shrewsbury bus station about every 45 minutes on weekdays. By car, the A5 and A49 meet at the Meole Brace roundabout. The A5 runs west towards Oswestry and North Wales and east to Telford and the M54, and the A49 runs south towards Church Stretton and Ludlow. Shrewsbury railway station has direct trains to Birmingham, Manchester and Cardiff.
