About this property

  • Balcony

Cool, bright and long-leased two double bedroom ex-la maisonette delivered over two floors and 723 square feet, and boasting fabulous skyline views north from the front, and a sweet south-facing balcony (accessed from your reception space) giving leafy vistas from the back.

You are on nice high ground here in New Cross/Nunhead borderland, within Telegraph Hill Conservation Area near Skehan's popular independent and family-run pub, just five minutes from Telegraph Hill’s parks, and four minutes from Nunhead's high street and its Zone 2 station.

Your new pad is laid out over second and third floors, with ‘deck access’, giving you your own front door (there is a main secure door at ground floor level).

On entry, you have a neat guest w.c. To your immediate right. Walk straight ahead for your large reception room, which is open-plan to the modern kitchen providing a pleasing double-aspect (windows are double-glazed throughout). Your reception area is over 14 feet by nearly 12 feet (there is plenty of space to zone seating and dining areas) with a big and welcome storage cupboard, and your kitchen is 10 feet by 8 feet. Modern wall and base units impress here, and appliances are included in the sale.

Up the stairs and set to the back of the property you have a smart and modern windowed bathroom, and a double bedroom of over 8 feet by nearly 14 feet.

Then to the front you have your largest/principal bedroom, of 15 feet by 10 feet, with built-in storage.

We have mentioned Nunhead Station. Queens Road Peckham and Brockley stations are yours by foot in 10 and 15 minutes respectively (both have Windrush line services for added connectivity).

Local schools are highly-regarded and include Hatcham College (covering 3-18) and Edmund Waller Primary (3-11). There are lots of great local nurseries as well.

Village-vibe Nunhead is just a short stroll away with its central Green, butcher, fishmonger, bakery and wine and beer shops, as well as a host of pubs, cafes and restaurants. We like El Vermut, Goodcup (and Goodnights) and BARD4100 in Nunhead, plus Connie’s (pizzeria), Beer Rebellion and Blackbird Bakery by Queens Road Peckham Station.

Peckham Bazaar (Balkan brilliance) is a little further but easily-walkable, and Brockley has some top spots and loads of cute coffee shops. Here we like Browns of Brockley, Ellary's, Cantinera, Mauby, Brickfields, Sundae and Good As Gold.

The centres of Peckham, New Cross and East Dulwich are also very close for more options.

Telegraph Hill Conservation Area – designated in 1991 – takes its name from one of the semaphores located here from 1795 (to transfer messages between the Admiralty and its fleet during the Napoleonic wars). It is a total cracker of a community to call home, and hosts a number of community events. Telegraph Hill’s Victorian Parks (Upper and Lower) are great, as is The Hill Station community cafe and on-site pizza place.

There is a weekly Saturday market held in the Lower Park, or nip down to Brockley Market (also held on Saturdays, in the Lewisham College Car Park).
