Description
Situated in a rural yet accessible location with far-reaching views to the South Downs, Chelwood Equestrian is located on the Ashdown Forest, in the High Weald National Landscape.
The Equestrian Facilities
An array of impressive equestrian facilities, which will suit a wide variety of equestrian disciplines or commercial uses and have been finished to an extremely high standard and designed with functional usability in mind.
There are 3 separate yards; The Courtyard Stables and Barn, Stable Block 2 and Stable Block 3. Each yard/stable block is self-contained, with their own individual tack rooms, store areas and wash down bays. The two main yards, Stable Block
2 and Stable Block 3, are located on either side of the indoor arena, while The Courtyard Stables and Barn lie to the northeast of Stable Block 2.
All 48 stables are rubber-matted and equipped with automatic water drinkers. The washdown bays are also fitted with rubber-matting and benefit from hot and cold water, and three-phase electricity, allowing for the installation of solariums.
Indoor Arena
The internal yards lead through to a commanding 45m x 25m indoor arena, with a Gel Track surface. The wax surface can accommodate all disciplines and means there is no requirement for an irrigation system. The arena is equipped with wall-to-wall mirrors along the short side, a judges’ box, two viewing galleries, and international specification lighting.
External Facilities
Outside, there are further impressive facilities, including an 80m x 40m outdoor arena with a sand and fibre surface. The outdoor arena is designed for maximum flexibility and can be arranged in various combinations, such as three 60m x 20m arenas or four 40m x 20m arenas.
Additionally, there is a covered six-bay Monarch horse walker with automated rotation, planning permission for a half-mile gallop track and over 30 acres of the land, there is the remnants of a cross-country course, originally designed and built by the Willis Brothers, which could be reinstated.
Additional Buildings and Parking
A smart reception area lies at the entrance, in first residential block, with a reception desk and seating area. The ground floor space is also equipped with a sperate office, kitchenette, shower room and a sizeable treatment room. The residential buildings also house a number of W.Cs for the facilities and a laundry room.
There are two additional agricultural barns; one central to the equestrian facilities and another just beyond the facilities and lorry parking, both are currently used for machinery and hay/haylage storage.
At the entrance of the farm, there is a primary parking area that offers ample space for a number of vehicles and beyond the equestrian facilities, there is a large hardstanding area that provides extensive parking for lorries and overflow parking if required.
Accommodation
Chelwood equestrian benefits from modern and flexible accommodation, divided into 3 residential blocks. This setup provides ample space and versatility for housing staff and training liveries/ guests. Blocks 1 and 2 each feature a four-bedroom property and manager’s flats, while Block 3 currently comprises four self-catering holiday cottages.
Land
The land extends to about 109 acres of permanent pasture, with about 3.76 acres of woodland and lies primarily to the south of the equestrian facilities and accommodation.
A central hardcore track provides access to all fields, with the initial land divided into securely enclosed paddocks, each equipped with equine wire, water and electricity.
The remainder of the land is dedicated to the production of hay and haylage, ensuring that Chelwood Equestrian is self-sufficient in fodder.
The land provides an attractive backdrop for the equestrian and residential elements, as well as offering direct off road riding and the potential to reinstate the cross country course.
Method of Sale
The property is offered for sale by private treaty as a whole.
