There’s something rather special about a good Victorian cottage, and Rose Cottage is a lovely example. Dating from around 1880, with a two storey side extension, it combines the character you would hope to find in a period property with the space, finish and practicality needed for modern family life.
And then there’s the location. Rose Cottage sits close to the heart of Newick, with its thriving community, three pubs, well regarded primary school and beautiful surrounding countryside all close at hand. The house has plenty of kerb appeal. Traditional Victorian brickwork, a slate roof and original style sash windows give it a lovely period feel, while the later extension has been carefully designed to sit naturally alongside the original cottage.
The main living room is a great space for everyday life. The wood burner works particularly well with the wooden floor, and my clients have cleverly created a useful work area at the back of the room. It’s the sort of room that feels equally suited to a quiet evening at home or having friends and family around.
The kitchen is where you can really imagine everyday life coming together. It’s a beautifully finished and sociable space, with a large central island providing a practical breakfast bar as well as somewhere to gather while cooking or entertaining. Stone worktops and plenty of storage give the kitchen a timeless feel, while the integrated appliances and Rangemaster cooker make it as practical as it is good looking. A useful addition, and certainly not something you always get with a cottage of this size and age.

The main bedroom sits at the front of the house and retains a feature fireplace, while the second bedroom enjoys a lovely leafy outlook over the garden. The third bedroom forms part of the later extension and benefits from a vaulted ceiling, giving it a particularly good sense of space. All three bedrooms have plantation shutters, continuing the thoughtful finish found throughout the house. The family bathroom has been refurbished to an excellent standard, with a boutique feel to it, while the underfloor heating adds an extra touch of comfort.
For me, the garden is one of the real highlights of Rose Cottage. It extends to over 100ft and is predominantly laid to lawn, with mature hedging, established shrubs, plants and trees creating a wonderfully private and established setting. There’s plenty of room for entertaining and to enjoy the garden at different times of the day. A paved terrace immediately outside the kitchen provides the obvious spot for morning coffee, while further down the garden my clients have created a second, south facing terrace next to the studio. The studio is fully powered and offers an excellent space for working from home, running a business or simply having somewhere to escape to. I think it’s a really useful addition to the house and one that will appeal to a lot of buyers. To the front, there is off road parking.
Ultimately, it’s the combination that makes Rose Cottage so appealing. You have the period character, the beautifully finished accommodation, a genuinely lovely garden and a convenient village location. It’s a cottage with plenty of character, but importantly, without having to compromise on the things that make modern life work.
Life in Newick.
The property is positioned within easy reach of the centre of Newick, one of the area’s most sought after villages and particularly well known for its picturesque village green and strong sense of community. The village has a really nice balance to it; large enough to feel well served for day to day life, whilst still retaining the character and feel people are often looking for when moving out to Sussex villages. Amenities include two convenience stores, a bakery, pharmacy, café, popular local pubs including The Bull and The Royal Oak, together with a highly regarded primary school and excellent recreational facilities including tennis and bowls clubs. The surrounding countryside is another major attraction, with nearby walks across the South Downs, Chailey Common and Ashdown Forest all within easy reach.
For commuters, Haywards Heath provides fast rail connections into London Victoria and London Bridge, whilst Lewes sits approximately 8 miles to the south and offers a brilliant mix of independent shops, restaurants and historic character. Barcombe Mills, one of the area’s favourite summer spots for paddleboarding, wild swimming and riverside walks, is also within easy reach.

Newick is a village I think gets the balance pretty much right. It has everything you need for day-to-day life, from the two convenience stores, bakery, pharmacy and café through to the local pubs, including The Bull and The Royal Oak. There’s also a highly regarded primary school, tennis and bowls clubs, and a strong community feel which is one of the reasons the village is so popular.
The village green is, of course, a big part of Newick’s character, but for me it’s the combination of the amenities and the countryside that really makes the location work. Once you’re outside the village, there are plenty of opportunities for walking and enjoying the Sussex countryside, with Chailey Common, the South Downs and Ashdown Forest all within easy reach.
There’s also plenty to explore nearby. Haywards Heath is particularly useful for commuters, with regular trains into London Victoria and London Bridge, while Lewes, around 8 miles away, is a great place to spend a Saturday with its independent shops, restaurants and historic streets.
And in the summer, Barcombe Mills is a favourite local spot for getting out on the water or simply enjoying the river and surrounding countryside. Whether that’s paddleboarding, a swim or a walk along the river, it’s another example of just how much there is to enjoy within easy reach of Newick.
For me, that’s what makes this such a good village location. You have the convenience of everyday amenities on your doorstep, but you’re never far from open countryside, with Haywards Heath and Lewes both easily accessible too.
