Turn onto the drive and one thing is sorted before you've even opened the front door: Parking for two cars, with a separate garage behind for whatever doesn't fit on a single drive, the bikes, the tools, the overflow from the boot on a big shop. It's the kind of practical detail that matters far more once you actually live somewhere than it ever does on a viewing.

Through the covered porch and into the hallway, the house has leaded windows throughout and a brick, gabled front, and inside it settles quickly into family life. The living room runs the full width of the front of the house, over five metres long, with a bay window pulling light in through the morning and giving you a spot for a chair that catches the sun. A fireplace anchors the far wall, with room around it for proper family seating rather than a squeeze. It's easy to picture this as the room everyone ends up in once the day is done.

Head back through the house and the kitchen opens straight into the dining room. The kitchen is fitted with teal cabinetry finished with a peninsula breakfast bar, with space for a gas hob, an oven, a dishwasher and a washing machine built into the run of units. Step through to the dining room and there's room for a table and bench, a fridge freezer against the wall, and a glazed door out to the garden, so on a warm evening the door stays open and the kids are a few steps from the lawn while dinner's on.

Upstairs there are three bedrooms and a family bathroom, and the layout gives you real flexibility in how you use them. The primary bedroom is the second-largest room in the house at 4.43m long, big enough for a proper double bed and freestanding furniture either side. The second bedroom is close to the same size and is currently set up by the current owners as a hobby and craft room rather than a bedroom, which is a useful reminder that this is a room that can flex, home office, teenager's room, or bedroom two, depending on what the next family actually needs. The third bedroom is smaller, box-room proportions, currently in use as a nursery with a cot and changing unit fitted comfortably inside. It suits a first baby's room, a dressing room, or a compact home office equally well.

The bathroom has a bath with a shower over it, a traditional pedestal basin with cross-head taps, a heated towel rail and patterned monochrome floor tiles that give it a bit more character than the standard three-piece suite.

Outside, the garden sits behind the house on a plot that widens out towards the back, so there's more space back there than the frontage suggests. It's laid mainly to lawn, with a paved and decked seating area right outside the back door and room for a greenhouse, all enclosed by timber fencing, useful if you've got children or pets who need to be able to get outside without you worrying about the boundary. The garage and a garden shed sit alongside the driveway, so there's covered storage without eating into the garden itself.

And that brings you back to the two things that solve a genuine headache for a lot of buyers: Your own driveway with parking for two cars, and a separate garage besides. If you've ever had the conversation about whose car goes where, or paid for a parking permit, or squeezed past someone else's wing mirror to get your shopping in, this is a house where that particular argument simply doesn't come up. Worth seeing in person, particularly that garden once you're standing in it rather than looking at it on a plan.

The Local Area

South Kirkby sits within the City of Wakefield district, close to South Elmsall and Moorthorpe, in what was once mining country and is now a well-connected, quietly residential part of West Yorkshire.

Getting around

Moorthorpe railway station is the nearest, serving South Kirkby directly with hourly Northern services to Leeds (via Wakefield Westgate) and to Sheffield, plus a limited weekday service to York on the Dearne Valley line. South Elmsall station is less than a mile further on and adds an hourly service to Doncaster, so between the two the area gets close to a half-hourly train towards Leeds through most of the week.

By road, the A1(M) and M62 meet at Ferrybridge, roughly ten miles and around 20 minutes away, giving reasonably quick access north, south and onto the M62 corridor. The M1 is also within reach, reached via Wakefield to the west, for routes south towards Sheffield or north towards Leeds. Local bus services include the 496 (Arriva Yorkshire) running to Wakefield via Upton, and the 39 running towards Barnsley, alongside dedicated school routes serving St Wilfrid's Catholic High School.

Distances (approximate, by car):

Pontefract: 8.5 miles / 14 minutes

Barnsley: 9.8 miles / 15 minutes

Wakefield: 11.2 miles / 20 minutes

Doncaster: 11.3 miles / 17 minutes

Sheffield: 19.3 miles / 32 minutes

Leeds: 21.8 miles / 36 minutes

Green space and things to do

Frickley Country Park, on the edge of South Elmsall, is the standout local green space: A former colliery site reclaimed with over 70,000 trees, open meadows, wetlands and waymarked footpaths, with sculptures marking its mining history. South Kirby Green, in the town itself, is a smaller park with a playground, football pitch, tennis court and bowling green, popular for an everyday walk. Further afield, Nostell Priory (National Trust) is around six or seven miles away, and Anglers Country Park at Wintersett, with its reservoir and birdwatching hides, sits a little further out again for a weekend outing.

Schools and everyday amenities

South Kirkby Academy on Stockingate (rated Good by Ofsted, April 2023) and South Kirkby Common Road Infant and Nursery School cover primary education in the town itself, with Minsthorpe Community College in neighbouring South Elmsall providing secondary education from 11 to 18 (exact catchment should be checked with Wakefield Council, as this varies by intake year). For everyday shopping there's an Asda superstore on Barnsley Road in Moorthorpe, within the town, with a fuller range of shops in South Elmsall town centre a short drive away.
