A beautifully reimagined Perthshire dower house, set within its own private amphitheatre of mature
woodland.

A wonderful former dower house set in a mature, elevated position, with two acres of beautiful gardens and grounds and a range of outbuildings. Just five miles from Perth, with excellent access to Edinburgh, Glasgow and the north.

Craig House was built in 1815 for Lord Lynedoch - General Thomas Graham, hero of the Peninsular War and victor of Barossa - as a dower house for his wife's aunt, the celebrated beauty Mrs Graham. Her portrait by Thomas Gainsborough now hangs in the Scottish National Gallery in Edinburgh, bequeathed on condition that it never leaves the building - a fitting connection for a house of such character. Listed Category C by Historic Environment Scotland for its architectural and historic interest, Craig House retains its elegant astragaled windows, elliptical arches, and overhanging eaves - flourishes shaped by Lord Lynedoch's European travels.

Craig House is a rarely available property - the current owners have owned it for 25 years, and the previous owners for 26 years before that. Since being acquired, the house has been extensively and sympathetically refurbished - brought up to date for modern living while its historic character has been carefully preserved throughout.

The kitchen has a two-oven Aga, and still looking every bit as contemporary today. Refitted bathroom, with bedrooms and the dining room updated. New fireplaces installed in a number of rooms, log burners and open fires upgraded throughout, electrics renewed, and flooring replaced. The former utility, boiler room and boot room have all been renovated, with an additional shower room and WC installed.

Outside
The two-acre grounds have been comprehensively landscaped and remodelled: Lawns extended, new stone walls built, and the driveway renewed with electric gated entry. The entire perimeter has been enclosed with wrought iron and wood fencing, and enchanting outdoor lighting now illuminates both the house and the tree canopy after dark - a magical effect in the evening. At the heart of the garden's transformation is the removal of a number of internal trees from within the wooded amphitheatre, opening up a generous lawn and a children's play area while keeping the perimeter woodland intact. The result is a secluded, private oasis - rare to find in lowland Perthshire.

A hot tub has been added, perfectly positioned to make the most of the garden's tranquillity and the celebrated view north-west across the Almond valley towards the hills.

Outbuildings
A traditional stone-built range provides a gym and useful storage, with previous consent explored (though not implemented) for residential conversion - an opportunity for a future owner to revisit. A characterful ruinous bothy remains within the grounds, a charming reminder of the estate's history.

Location
Craig House occupies one of the most quietly spectacular positions in lowland Perthshire. Ringed by a natural amphitheatre of mature trees, the garden feels like a secret world of its own - enclosed, sheltered, and utterly private. A carefully edited clearing of the woodland canopy has opened the garden into a sun-filled lawn and play area, while the surrounding trees remain, framing the house like a living wall. To the north-west, a celebrated viewpoint looks out across the River Almond, open farmland, and the rising hills toward Glen Almond in the distance - a place made for slow evenings, ideally finished with a soak in the hot tub as the light fades.

Craig House offers genuine country seclusion while remaining superbly well connected. Edinburgh is under an hour away, and the world-famous five-star Gleneagles Hotel - with its championship golf courses and exceptional outdoor pursuits - is roughly 20–25 minutes' drive. Nearby Loch Earn offers watersports and sailing, the River Tay is renowned for salmon fishing, and the salmon leaps on the River Almond itself are a magnet for local photographers. The picturesque villages of Comrie and Dunkeld - with their cafés, bakeries, delicatessens, wine bars and restaurants - are close by, while the hiking meccas of Blair Atholl and Pitlochry lie only a little further afield.

Craig House sits within easy reach of some of Scotland's finest independent schools. Glenalmond College is just 10 minutes' drive, and Strathallan School around 20–25 minutes - both offering day and boarding options set in beautiful Perthshire countryside. Edinburgh's schools, including Fettes College, are under an hour away by car.
