Vendor comments *** “When we first viewed this home, we came in the evening and remember looking out from the living room window and seeing Crystal Palace Tower in the distance. With the high ceilings and the evening view, there was something about the house that immediately made me fall in love with it. It had character, space and a feeling that we knew we could make it our home.
One of the things we have loved most about living here is the convenience of Thornton Heath High Street. Everything you need for everyday life is within walking distance. There’s Tesco for those last-minute or late-night essentials, Superdrug, beauty salons, Subway, pizza places - Mamas Pizza, to mention is amazing and plenty of other shops and places to eat, including Costa Coffee. Having so many amenities close to home has made everyday life incredibly easy.
We also love having a large shopping centre around a 10-minute drive away, with a great selection of high-street shops as well as designer and fashion brands. What we particularly enjoy is that it doesn’t feel overwhelmingly crowded, so you can go shopping without the stress of navigating a packed centre. Sometimes we would simply go on a Sunday, grab a coffee and have a wander around. It has been such an easy and enjoyable convenience to have nearby.
The transport links have also been a huge benefit. Thornton Heath Station is around a 12-minute walk from the house and makes getting into London very easy. There are trains towards London Victoria, London Bridge and East Croydon, making it really convenient for commuting into London for work. East Croydon also provides easy connections towards Gatwick Airport, which is particularly useful for travelling.
In addition to having our own garden, which is great for entertaining, we have also loved having Grange Park around a 10-minute walk away. It is such a lovely green space and perfect for long walks, getting some fresh air and spending time outdoors.
What really made us love this property is the amount of space. The bathroom is larger than you would typically find in a property like this and the kitchen has fantastic storage. There is also enough room for a dining table, making it a lovely space for having friends and family over, enjoying a meal and spending time together.
The master bedroom is a really good size and has a fitted wardrobe. We chose to keep the original wardrobe when we moved in because we loved its slightly antique appearance and the character it brought to the room.
Another feature we have always loved is the original fireplace. We deliberately kept it untouched because we wanted to preserve the originality and character of the property rather than modernising everything.
The home also has really useful additional space. The box room has been incredibly versatile. I’ve used it at different times as a little beauty room and as a home office. There is also a small double bedroom and the layout means that even the smaller spaces are genuinely useful.
The attic storage with its ladder has also been incredibly practical, giving you additional storage without taking away from the living space.
Most importantly, this house holds so many special memories for us. It has been the place where we have watched our child grow up and we have always loved how spacious it has felt for us as a family.
It has been more than just a property, it has genuinely been our home. There are so many memories attached to the rooms and everyday life here, which is what will make leaving bittersweet.
We’ve also been very lucky with the neighbours and the sense of community. They have always been helpful and approachable. If we’ve ever needed advice about something around the house or needed to borrow equipment to fix something, we’ve always felt comfortable knocking on a neighbour’s door and asking for help.
It gives you that lovely feeling that you’re not alone in the neighbourhood and that there are people around you who are happy to help.
Another thing we have really appreciated is that the property has been comfortable and straightforward to run. The council tax, energy costs and ground rent have all been manageable, which has made it an easy home to maintain.
When we originally viewed the property, we were made aware of the Japanese knotweed history. There is a treatment and monitoring plan in place, with regular inspections plus a guarantee and the report indicates the risk as low to minimal. Since living here, there has been no Japanese knotweed and we have had no issues with our own mortgage application relating to it.
This has genuinely been a home we have loved living in. It has given me the convenience of having shops and transport nearby, beautiful green space within walking distance, excellent access into London, plenty of space, original character, helpful neighbours and most importantly, so many special memories with our child.
It will definitely be bittersweet to leave, but I hope the next owners will love the house and the area as much as we have and create just as many wonderful memories here”.
