About this property

  • Off street parking

Well these rarely come to market! Large and light double-glazed three bedroom maisonette over ground and first floors, with its own front door, a brilliant insulated and decorated loft space above further demised (fitted ladder access), a Freehold-share, and a designated parking bay. Chain free.

Your new pleasing pad is located within a low-rise purpose-built private development, which is set in well-established and well-tended communal grounds (in a super cute cul de sac setting off glorious Grove Park/Camberwell Grove Conservation Area); these even boast a generous and mature woodland and communal BBQ area. The property is suited to so many setups: Young professionals, families, buy to let buyers, etc.

Stations? Peckham Rye, Denmark Hill and East Dulwich (all Fare Zone 2) are a 10,11 and 12 minute walk away.

In your own front door and to your right you have a neat understairs closet for coats, trainers, the vacuum cleaner and such. The decor through the property is crisp and white, highlighting the excellent natural light throughout.

To your left is the large reception room of over 17 feet by nearly 14 feet, with a square bay and engineered oak to the floor. The windowed kitchen is set off this main space, in a u-shape, with modern fitted wall and base units teamed with wooden worktops.

Your first floor hosts the property's bathroom (windowed, and with contemporary sanitary ware and fittings plus large profile tiling) and your three bedrooms. The principal bedroom is 20 feet in length! The other two bedrooms have built-in wardrobes.

From the loft hatch on the landing, a smart timber ladder folds down to provide access to the property's loft, which is excellent for storage in the main space and into the eaves, too.

What a wonderful spot! You are near to both Camberwell Grove and Holly Grove Conservation Areas, within prime Camberwell/Peckham Rye borderland - giving you easy access to both town centres and their respective green spaces. East Dulwich is also but a short stroll.

You are supremely well-connected for work, leisure and social pursuits. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) - among other destinations - are all quickly reached.

Bellenden Road is yours by foot in six minutes, with fabulous eateries such as Artusi, The Begging Bowl and Ganapati, and popular independent shops such as Flock & Herd, The General Store and Review. Petitou on Choumert Road is a popular spot for a coffee and people-watching.

Rye Lane offers more high street and market shopping options, plus the trendiest of hangouts - such as Peckham Levels and The Bussey Building. Go vertical in the warm months for rooftop bars here. And Peckham Plex cinema is a local institution. Not too long ago it celebrated its 30 year birthday (tickets for all movies are just £5.99).

Central Camberwell is a 12 minute walk - down beautiful Camberwell Grove - flanked with mature London plane trees and dreamy Georgian houses. Here we love Theo’s, The Kerfield Arms, The Camberwell Arms, Veraison Wines, Little Cellars, Nandine, Falafel and Silk Road especially.

Camberwell leisure centre is also local - with a smart Victorian pool, gym facilities and group classes. Or pop down to Butterfly Tennis Club or Zen Yoga (both even closer, at the foot of Camberwell Grove).

Lettsom Gardens is popular with locals, as is Warwick Gardens. Ruskin, Brunswick, Peckham Rye and Burgess Parks are all fairly close too, plus Lucas Gardens and St. Giles Churchyard (The Crypt under the church has cool Friday jazz nights).

A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet Football Club. And there is a strong M&S Food Hall by East Dulwich Station.
