About this property

“Carefully retained period details give this home an enduring sense of historic grandeur”

Brilliantly positioned between Camberwell and Brixton, this three-bedroom maisonette sits on an early-19th-century terrace. Period details abound, including antique fireplaces and elaborate moulding, while a sensitive renovation has updated the home with exceptional levels of comfort. A joyful palette of colours and patterns celebrates its generous proportions, amplifying the ample light that enters through tall sash windows. Set within a leafy, community-focused neighbourhood, the terrace sits moments from the picturesque Myatt’s Fields Park.

    Setting the Scene

Lilford Road is set between Brixton Road and Camberwell Green in the Minet Conservation Area. Until the 19th century, most of the land in this area was agricultural, but in 1770, Sir Hughes Minet, a third-generation French Huguenot, bought a huge acreage on this spot. It was developed by his grandson William Minet between 1871 and 1900, who masterminded the planning of the area. In the heart of the development sits Myatt’s Fields Park, a beautiful 14-acre, Grade ii-listed Victorian park complete with an original 19th-century bandstand, roundhouse, gardens and paths. This house sits on the edge of the conservation area on a handsome terrace.

    The Grand Tour

A short flight of stairs rises to the raised ground floor, with a communal door. Inside, this apartment’s entrance is on the first floor, opening to a bright and airy hallway with walls painted in Edward Bulmer's 'Jonquil'.

Immediately to the right is an inviting Craigie Woodworks kitchen, a newly renovated space with warm-toned walls, oak herringbone parquet underfoot, and a central island with space for stools. It is fitted with sage-green units topped with white surfaces and equipped with integrated appliances, including a six-burner Smeg range cooker. At the end, a sash window invites natural light to bathe the space, above a delightful, fitted window seat.

A grand reception room lies at the front of the plan, crowned by high ceilings and original cornicing. The walls are painted the same soft-yellow hue as the kitchen, and a beautiful carved English Salvage stone fireplace grounds the space. Two large south-facing windows enhance the sense of openness. Here and throughout, hardwood floorboards (with their natural grain or white-painted) extend underfoot, and new cast-iron radiators have been installed.

Upstairs lie two spacious bedrooms, one of which is currently used as a second sitting room, and a bathroom. The quiet principal bedroom is at the front, with dainty, floral-themed William Morris wallpaper and plenty of storage space. The second room, brightened by gentle northerly light, is finished with butter yellow paint on the walls.

The generously sized bathroom has a Lusso freestanding bath and a walk-in shower, as well as brushed steel fixtures and a Burlington sink. Edward Bulmer's 'Brick' coats the walls.

The attic comprises its own bedroom suite. There is ample space for a double bed and storage, and the modern en suite has a large walk-in shower. A 1960s lassco street lamp lights the stairwell.

    Out and About

Lilford Road is brilliantly placed between Camberwell and Brixton. Close by, Camberwell Church Street is home to some beloved restaurants and cafes, including long-standing favourite Silk Road. Toad bakery and iconic sandwich shop Café Mondo are also close, along with Theo’s Pizzeria on Grove Lane.

Annapurna café is nearby and is a lovely local spot for coffee and cocktails, while Minet Road Library and Longfield Hall are both around two minutes away on foot.

Brixton’s centre is a leisurely stroll from the house, a lively area known for its excellent food and bar scene, where Brixton Village, Market Row and Acre Lane are all highly recommended destinations. The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions.

For green spaces, Myatts Field Park, a beautiful 14-acre Victorian park, is a mere four-minute walk away from the house. It has a cafe, a kids’ playground, sports facilities and a programme of live music events and community activities.

Loughborough Junction station is a 10-minute walk away and runs Thameslink services into the City. Brixton station (Victoria line) is around 16 minutes on foot. Brixton mainline station runs direct, frequent services to London Victoria. Stockwell station (Victoria and Northern lines) is around 20 minutes away on foot.
