Homeowner's note - agent ref / AR01
We originally chose Leighton Court because of its practical layout and excellent connections to the university, hospital and Reading town centre. Throughout our ownership, we’ve never had difficulty letting the apartment, with tenants particularly appreciating its quiet position, green outlook, private balcony and useful amount of space. When the opportunity arose to acquire a share of the freehold, we took it, which we believe adds further reassurance for the next owner, whether you're are looking for your first home or a well located investment.
Alex's take
For me, the second-floor position gives the apartment an added sense of security, while the share of freehold is a huge plus and the garage is super handy for storage or so store a small vehicle. With No Onward Chain as well, there’s a strong combination here for someone looking for a good all-rounder in this desirable area near Reading.
The accommodation includes a living room with access onto the private balcony, a separate kitchen, two bedrooms and a bathroom. The balcony has room for a small table and chairs and looks across the communal gardens.
The apartment also benefits from a share of the freehold, its own garage within a nearby block and No Onward Chain.
Please note: The apartment is sold with a share of the freehold. The existing lease has approximately 108 years remaining and currently carries ground rent of £150 per annum. The seller will arrange for the lease to be extended to 999 years on or before completion of the sale, with the ground rent reduced to a peppercorn, effectively nil.
