Description
Woodgates is a striking Grade II listed residence occupying an enviable position within the Metropolitan Green Belt and an Area of Outstanding Natural Beauty. The property offers elegant accommodation arranged over three floors and benefits from lowered floor levels, providing ceiling heights that are notably greater than those typically found in properties of this period.
A wealth of period features are blended with stylish embellishments, with salient features including inglenook fireplaces, casement windows, exposed timbers, traditional column radiators, a country style kitchen, stylish bathroom suites, together with a variety of tiled and wooden flooring.
The impressive and established gardens amount to about 0.37 acres in total and provide spectacular far reaching rural views.
Also of note is the planning permission granted in 2025 (ref: 25/02810/lbcalt) 'Replacement of modern side attached double garage with detached rear secure store, including solar panels. Link attached extension, minor internal alterations including the addition of shower room to the existing second floor bedroom and reconfiguration of the existing drive.'
Impressive primary reception rooms comprise a dual aspect dining room with a feature inglenook fireplace inset with an ornate open fire, and a sitting room, also with an inglenook fireplace inset with a woodburning stove.
A study provides a view to the front and could be utilised as an additional reception room/playroom/snug if required. The country style kitchen/breakfast room is fitted with a comprehensive range of solid oak wall and base units with space for appliances and extending to an iroko wood breakfast bar. A utility room provides additional storage and space for appliances, together with a door to the rear, and a cloakroom completes the ground floor.
Dual staircases from the east and west wings of the property ascend to the first floor.
The magnificent dual aspect principal bedroom has a feature brick fireplace and enjoys views towards the High Weald, and is served by a well-appointed bathroom and a dressing room.
There are three further double bedrooms, one with a connecting door to the principal bedroom dressing room, and all served by a modern bathroom with a free standing roll top bath and separate shower. Arranged over the entirety of the second floor and completing the accommodation is a bedroom/recreation room.
Woodgates is approached over a sweeping gravel driveway beyond dual sets of wooden five bar gates, flanked with lawn to one side and culminating at the front of house and garage, providing ample off road parking.
The magnificent rear garden is predominantly laid to lawn, interspersed with a variety of specimen shrubs and trees, with a kitchen garden with vegetable and fruit beds, together with a variety of established fruit trees. There is a versatile outbuilding adorned with roses and vines, with an adjoining brick terrace. A further terrace adjoins the rear of the house; both providing excellent areas for al fresco dining and entertaining.
