Part of our Signature Collection, a superbly presented 5-bedroom detached house occupying a plot just over a quarter of an acre with delightful, landscaped gardens situated on Pete Tye Common between the villages of Peldon and Abberton and close to the Essex coast.
The Briars benefits from double glazed windows and oil-fired central heating has been beautifully appointed with a spacious kitchen/breakfast room and luxuriously fitted bathrooms and attention to detail throughout the property.
An entrance door opens into the entrance hall which leads on to the hall where the oak and glass staircase leads to the first floor and access to the cloakroom with toilet and wash basin. At the front of the house is a snug with door to the boiler room. Also at the front is a home office, which has also been used as a bedroom.
At the back of the house is a large sitting room with oak flooring with underfloor heating and a central fireplace with wood burning stove. The room enjoys a dual aspect with bi-fold doors along the back leading out to the terrace and gardens. The kitchen/breakfast room has oak flooring with underfloor heating and part exposed brickwork again with a dual aspect and bi-fold doors out to the terrace and part vaulted ceiling with rooflights. The kitchen itself is beautifully appointed with ample cupboards and drawers and composite worksurfaces. Built in appliances include twin ovens, full height fridge and freezer, electric hob, dishwasher and drinks cooler, whilst there is a quooker tap.
Finally on the ground floor is a utility room with worksurfaces with storage cupboards, water softener, space and plumbing for a washing machine and space for additional appliance and door leading out to the garden.
On the first floor is a central landing with access to the loft space. The principle bedroom overlooks the rear garden and has a door through to its en suite facilities with a shower, wash basin and toilet. There are four further well-proportioned bedrooms, 3 along the front and 1 at the rear. One of the bedrooms adjoins the principle bedroom and has built in wardrobes and has been used as a dressing room. Four of the bedrooms benefit from air conditioning. Finally on the first floor is the bathroom, beautifully appointed with bath, walk in shower with glass screen and door, wash hand basin and toilet.
Outside
The Briars is approached from the Peldon Road over common land with a post and rail entrance to the drive where there is parking and leads on to the cart lodge with open garage and adjoining workshop with a pull-down loft ladder to a large storage space above. At the rear of the property is a large entertainment terrace and further area with outdoor kitchen with pizza oven and smoker with gazebo. The gardens are laid to lawn with post and rail fencing with edged shrub beds with chipped bark and further raised beds whilst to the side there is a further terrace area which previously has housed a hot tub, further paved area with gazebo and useful large garden shed. Double gates lead to the front.
Location
The village of Peldon is found to the south of Colchester just prior to Mersea Island. The village itself has a village hall, church, public house/restaurant with a primary school, community shop and wildlife reservoir found in the neighbouring village of Abberton.
Mersea island provides coastal walks and sailing alongside wider facilities with shops including a co op and Tesco express. Colchester offers wider facilities expected of a small city with shopping, supermarkets and retail parks scattered throughout. Wider educational facilities are found with private and state schooling, sixth form through to the University of Essex. For the commuter, Colchester North Station is on the main line to London Liverpool Street with most journeys around 50 minutes into the capital.
