There are houses that look big on paper, and then there are homes where you actually feel the space the moment you walk through the door. 16 Dagmar Grove is very much the latter.
Spanning almost 1,900 sq ft across four floors, including the cellar, this is a substantial period home with the proportions, character and flexibility that make houses like this so special. Four genuinely generous double bedrooms, two reception rooms, two bath/shower rooms, a 17ft kitchen, a huge usable cellar and an established garden mean there is room here for everyone – and room for life to change too.
And despite all that space, it hasn't lost its personality.
Step through the front door and the entrance hall sets the tone. Long and welcoming, with cornicing and a beautiful decorative arch overhead, it's your first glimpse of the period details that continue throughout the house.
At the front, the 17ft bay-fronted living room is a proper family living space. Sash windows bring in plenty of natural light, while the traditional cast-iron fireplace, ceiling rose and cornicing give the room the character you'd hope to find in a home of this age. It's big enough for substantial furniture without ever feeling crowded.
Across the hallway is the separate dining room – and it's another genuinely useful reception room rather than somewhere a table has simply been squeezed in. There's room for Sunday lunches, Christmas dinners, friends around the table and everyday family life, with an exposed brick fireplace adding warmth and character.
French doors open directly onto the garden too, and that's something that works particularly well here.
Because the 17ft kitchen opens straight outside as well.
Shaker-style cabinetry sits beneath timber worktops, with integrated appliances, plenty of preparation and storage space and room for a table for everyday breakfasts, homework or a coffee. Open the French doors and an established grapevine grows above them, creating one of those little details that feels completely at home on a house like this.
Having both the kitchen and dining room opening directly outside isn't just lovely in summer – it's practical family living. You can be cooking dinner or sitting at the table while little ones play outside, still feeling connected to what's happening in the garden.
And beneath all of this is another whole chunk of useful space.
The cellar measures approximately 15'7" x 14'4" and already has lighting and heating. Whether it's storage, hobbies, a workshop or simply somewhere to hide all the paraphernalia that comes with family life, it's a genuinely useful addition.
Head upstairs and the proportions continue.
The principal bedroom measures approximately 15'6" x 14'3" and is a cracker of a room. Sash windows, original wooden floorboards, cornicing and a decorative fireplace bring the character, while its sheer size means a large bed and substantial furniture barely trouble the space.
The second bedroom on this floor is another comfortable double with built-in storage, while having both a bathroom and separate shower room makes the layout particularly practical for a larger household.
The main bathroom has plenty of personality, with original floorboards and a freestanding roll-top bath with claw feet, while the separate shower room provides the everyday convenience of a rainfall shower, vanity unit and WC.
And then there's another floor.
Head up beneath the skylight and you'll find two further double bedrooms, including another particularly impressive room measuring approximately 15'7" x 14'1".
One is currently being used as an office and exercise room, which perhaps demonstrates the flexibility of the house better than an empty bedroom ever could. Older children wanting their own space, guests staying over, working from home, hobbies – or simply four bedrooms being used as four bedrooms – there's space here for the house to change as your family does.
Outside
The garden feels like it has grown with the house rather than been landscaped for sale.
Step outside beneath the grapevine and you'll find lawn, established borders, mature planting and plenty of greenery, with wisteria adding another splash of character and colour through the season.
There's space to sit, entertain and let children play, while the mature planting and hedging create a private, leafy feel. Continue towards the end and you'll find the characterful garden building, adding another useful little space.
It isn't a blank canvas – and that's precisely the appeal. The grapevine, wisteria and established planting are things that have taken years to grow and simply come with time.
To the front, there's also the increasingly valuable benefit of off-road driveway parking.
Character where you want it. Investment where it matters.
Part of the appeal of No.16 is everything you'd hope to find in a period home – sash windows, fireplaces, original floorboards, ceiling roses, cornicing, decorative details, high ceilings and beautifully generous rooms.
But investment hasn't been limited to the things you immediately notice.
The previous single-glazed windows have been replaced with double glazing, the external doors have been replaced with solid timber doors, and the central-heating boiler was installed in 2026.
The property's energy performance has also recently been reassessed, with an improved EPC rating of D.
The location
Dagmar Grove sits within the Alexandra Park Conservation Area, surrounded by established streets and distinctive period homes, while the property itself is not individually listed.
It's well placed for access into Nottingham city centre and towards Mapperley, with everyday amenities, schools and transport connections all within easy reach.
But ultimately, it's the house itself that does the talking.
There are plenty of four-bedroom homes. What you don't find quite so often is one where all four bedrooms are genuinely generous, you've still got two proper reception rooms downstairs, two bath/shower rooms, a 17ft kitchen, a substantial cellar, parking and a garden with years of established character behind it.
Then add the fireplaces, floorboards, sash windows, ceiling roses, cornicing and those big period proportions...
This is a home with room to properly live – and plenty of space to grow into.
5 Things We Love About Our Home
The quiet location
We love how peaceful Dagmar Grove feels. It’s a quiet spot to come home to, while still being close enough to town when you need to nip in.
The grapevines
They’ve become such a feature of the garden over the years, growing above the kitchen doors. We’ve even had a go at making our own wine from the grapes!
Christmas here
There’s just something about this house at Christmas. The fireplaces, big rooms and period character make it feel especially cosy, and we’ve always loved spending Christmas here.
The sunny decking
The decking gets the sun throughout the day in summer. It’s where we have morning coffees, BBQs and drinks in the evening while the kids are out in the garden.
It’s been a brilliant family home
More than anything, this has been a wonderful place to raise our family. There’s space for everyone, we’ve made so many happy memories here, and we’ve loved watching our family grow in this house.
