Agents Comments

For me, this is a really generous starter home and one that should particularly appeal to buyers wanting their first step onto the property ladder without taking on lots of work or maintenance.

You've got two proper double bedrooms, a kitchen/diner, downstairs WC, your own driveway and an enclosed garden, so there's plenty here for a two-bedroom home.

Being modern and well presented also means you can simply move in, unpack and enjoy it Add in the convenient location, with everyday facilities close by and both the river and coast easily accessible, and you've got a great all-round home that should suit a variety of buyers.

Vendors Comments

We moved into Batchelors Loke 10 years ago, shortly after the development was built, and it was one of the best decisions we could have made. It has been a wonderful first home for us, and somewhere we have been very happy to bring up our children.

Coming from different parts of Norfolk, we weren’t particularly familiar with Stalham when we first moved here, but we quickly settled into the community and have come to really appreciate everything the area has to offer. Tesco is within easy walking distance, while Stalham High Street has a lovely mix of independent shops, cafés, takeaways, bakeries and quirky plant shops. Our children attend the local school, which we couldn’t speak more highly of.

The location is also ideal for making the most of the surrounding area. Happisburgh and Sea Palling are both around a 5–10 minute drive away and are perfect for family days out, while the bus to Norwich makes shopping trips and coffee catch-ups easy without needing to drive.

One of the things we have particularly loved about the house is how economical it has been to run. It retains heat incredibly well during the winter, meaning we rarely need to use the heating. A 500-litre tank of heating oil lasts us just under a year, which has been a real benefit.

The neighbourhood itself is lovely and peaceful, with friendly neighbours and a real sense of quiet. We have never had any issues during our 10 years here. There is also a beautiful walk behind the estate, which takes you past open fields where we regularly see deer and horses. It’s a wonderfully peaceful spot and one we have enjoyed many times over the years.

We’ll be genuinely sad to leave a home that has served us so well for the past decade, but we feel it is now time for us to move on. We hope the next owners enjoy living here as much as we have and make just as many happy memories.
