A beautifully extended and recently refurbished villa
Description
Strathlea is an attractive semi-detached Victorian villa on one of Aberfeldy's most desirable residential streets. The house beautifully combines period character with contemporary living and was substantially extended around ten years ago. It has been refurbished again more recently to create a stylish and versatile family home.
The house is entered through a charming traditional porch with plenty of space for boots and coats. To the front of the property, the sitting room overlooks Victoria Park. It has two large windows and space for a wood-burning stove in its fireplace.
Beyond the sitting room, the hall leads past the property‘s two smallest bedrooms to the extension, which has been cleverly designed around a central courtyard at the rear of the house. The extension is now occupied by a superb open-plan kitchen, dining and living area. Sliding glazed doors on either side of the kitchen fill the room with light and provide a seamless connection to both the sheltered courtyard and the large rear garden.
The kitchen has a distinctive farmhouse feel, with its handmade timber cabinetry, exposed ceiling beams and a herringbone-pattern brick floor. The adjoining living area has lots of space for comfortable seating and has timber flooring. A stylish contemporary shower room, a utility room and a boiler room complete the ground floor accommodation.
Upstairs, the principal bedroom overlooks Victoria Park and has excellent built-in storage. Bedroom two overlooks the rear garden and there are also two modern bathrooms on the first floor.
Outside
Approached through painted wrought-iron gates, Strathlea has a gravel driveway and private parking (that can accomodate around three cars) to the side of the house. Mature climbing plants soften the exterior and provide a colourful display during the summer months. To the rear, there is a delightful, sheltered courtyard.
A south-facing paved terrace, accessed directly from the kitchen, is ideally positioned to make the most of sunny days and overlooks the large back garden. A charming pathway leads up the centre of the garden, branching off to thegarden studio and onwards through an old orchard to raised vegetable beds and a greenhouse. An ornamental pond, mature beech hedging, and an attractive arched trellis all contribute to the garden's character and appeal.
Outbuildings
• Garden studio/home office with WC.
• Single garage and workshop.
• Greenhouse and log shed
Location
Strathlea is situated on one of Aberfeldy’s most sought-after residential streets overlooking Victoria Park, only 200 metres from Wade’s Bridge over the river Tay and the golf course. This area of Aberfeldy is a designated conservation area and known for its attractive Victorian townscape on the banks of the Tay. The town is known for its independent shops, galleries, cafés and restaurants as well as the Birks Cinema which hosts a wide range of events and screenings. Aberfeldy has most essential services including a medical centre as well as schooling at Breadalbane Academy. Pitlochry (15 miles) has a further selection of shops, a train station and a well-known Festival Theatre.
The surrounding countryside is beautiful and offers opportunities for cycling, walking, and climbing in the often dramatic countryside. In addition to Aberfeldy’s golf course, there are local courses Strathtay and Kenmore as well as water sports on nearby lochs and rivers. The rapids on the River Tay at Grandtully are popular for canoeing and rafting, there is a water sports centre at Loch Tay and a freshwater beach on Loch Tay at Kenmore. Fishing is available on the rivers Lyon, Tummel and Tay and popular Munros in the area include Schiehallion and Ben Lawers.
Strathlea enjoys all the benefits of a highland location, while being only 300m from the shops and cafés in the town centre. Perth, Edinburgh and Glasgow are all easily reached via the A9, and Pitlochry railway station has direct links to Inverness and London.
