Lynton is set in the heart of Dummer, one of North Hampshire’s most sought-after villages, Lynton is a genuinely charming mid-19th century cottage that combines all the character you would hope to find in a village home with the space and practicality needed for modern family life.
Believed to date from the 1850s, the house started life as a traditional farmer’s cottage and its history is still very much part of its appeal. Originally a simple one-up, one-down home, it was extended during the 1970s and has evolved into a surprisingly spacious three-bedroom property. Original details remain throughout, including flint within the wall separating the sitting room and kitchen and an old hook on the main beam, believed to have once been used for hanging pheasants, fruit and vegetables when the fire formed the heart of the original cottage.

One of the more unusual pieces of the property's history can actually be found in the office, where there is an Ordnance Survey benchmark marking the property as the highest residential point in Hampshire in it's time at 162ft above sea level . It is one of those small details that adds to the sense that Lynton is anything but an ordinary house.
Outside, the south-facing garden is established, private and full of character. It is a garden that has clearly been enjoyed rather than simply landscaped for appearance, with grapes producing twelve bunches this year and blue tits returning annually to the bird box. A distinctive double-length, shepherd’s-hut-style shed provides excellent workshop and storage space. Parking is another real advantage for a village property. There are 3 Land Registry parking spaces, one beside the house and 2 to the rear, with space in practice for up to 3 vehicles alongside the property.
The house has also benefited from some important recent investment. The boiler was replaced in September 2024 and serviced again in September 2026, with a 10-year Grant parts warranty. A new consumer unit was fitted alongside the EV charger, and a new external stopcock and water meter were installed in September 2026. The rear exterior wall was also repainted in summer 2024.
Life in Dummer
The location is a huge part of what makes Lynton special. Dummer has managed to retain the feel of a proper Hampshire village, with All Saints Church, village hall, brewery with many festivals and events, pub, golf course and a strong local community. The property sits within the Dummer Conservation Area, although Lynton itself is not listed.
The current owners speak particularly warmly about their neighbours, which perhaps tells you more about living here than a list of local amenities ever could. It is the sort of village where people know one another, look out for one another and become part of village life if they want to. Despite its rural character, Dummer is extremely well connected. Basingstoke is close by for more comprehensive shopping, leisure and schooling, together with the mainline railway station providing regular services to London Waterloo. Junction 7 of the M3 is approximately 1.5 miles away, giving straightforward access towards London, Winchester and the south coast. There is a choice of well-regarded state and independent schools within the wider area, making the village particularly appealing for families wanting countryside surroundings without becoming isolated.
Lynton won't appeal because it looks like every other house. Its appeal is precisely because it doesn't. It has history, imperfections, warmth and individuality, but importantly it has also been cared for and invested in. Add the south-facing garden, generous parking and one of the area's most desirable village settings, and it makes for a very difficult home to replicate
