3 Moray Avenue
A pleasant semi-detached, 2-bedroom house in need of some refurbishment, situated in a quiet cul-de-sac in the village of Alves. Alves is approximately half-way between Forres and Elgin and has a popular primary school, as well as a café and good public transport links. The property would be an ideal first-time-buy or buy-to-let and benefits from energy efficiency measures in the form of solar panels, battery storage and an air-source heat pump.
Accommodation
Accommodation is across two floors, with the lounge and kitchen on the ground floor and two bedrooms plus the shower room on the upper floor.
Enter through the partially glazed front door into a small hallway leading to the staircase and into the lounge.
The good-sized, bright lounge has a large triple window looking over the front garden and the glass panelled doors connecting the lounge to the hallway and kitchen further facilitate the movement of natural light. A lovely open fireplace is currently in use and provides cosy ambience. The kitchen is accessed via the lounge and is a long galley-type containing ample upper and lower cabinets, free-standing white goods including cooker, washing machine and fridge freezer. Two in-built cupboards provide additional storage space, and the layout also allows for a small breakfast table.
On the upper floor, both double bedrooms benefit from in-bult storage. One bedroom is spacious, has two windows overlooking the front garden and the other ample double has views to the rear garden. The shower room contains a curved shower enclosure, a WC and basin inset to a handy storage cabinet.
Outside and Gardens
To the front of the property, a gravelled driveway provides parking for multiple vehicles, and the front garden has also been laid to gravel to offer further parking if required. The rear garden has a selection of mature plants and fruit trees, including apple and pear. Block-built storage shed to the rear.
