About this property

Sunny mornings were a treat. The garden gets the sun early and i'd be out there with a coffee before the rest of Bristol had woken up, which, given we're bang in the middle of the city, still catches me off guard every time I think about it. The neighbours became proper friends; we sorted things together, looked out for each other. And putting in those french doors was absolutely the right call, suddenly the garden felt like another room.

    The home

A characterful one bedroom lower ground floor garden flat on Sussex Place, offering calm, beautifully considered living with a creative, design-led feel throughout. The home has been extensively renovated by the current owner, including a full rewire and replumb, new boiler, insulated floors and ceilings, and an engineer-designed opening to create the open-plan kitchen/diner.

Entrance is through a striking pink hallway, a cheerful welcome that sets the tone for the rest of the home, with a useful storage room off to one side.

To the rear, the open plan kitchen/diner is the heartbeat of the home, a bright and generous space with French doors opening straight out to the garden and a second window with a cosy built in window seat. The kitchen runs along one wall, fitted with pale wood cabinetry, warm timber worktops, a gas hob and oven and long open shelving above, with space for a washing machine alongside. Bespoke shelving in deep green and rich red adds real personality, while a statement steel beam, soft wall finishes and a seamless pale floor give the room an effortlessly stylish, gallery-like aesthetic. There's plenty of room for a dining table as well as a separate seating area, making it a wonderful spot for relaxed suppers and slow weekend mornings.

To the front, the bedroom is a wonderfully spacious and restful room, centred on a large bay window that fills it with natural light. Period alcoves either side of the chimney breast make natural spots for hanging rails and storage, and a freestanding roll top bath sits at the far end of the room, adding a touch of boutique hotel luxury. A separate shower room, finished in crisp white tiling, with a WC and basin, completes the accommodation.

    The outside space

The rear garden is a real highlight, a private, characterful space reached directly from the kitchen/diner. A paved patio sits just outside the French doors, perfect for a table and chairs, with stone steps rising to tiered raised beds, established shrubs and planting, all enclosed by attractive old stone and brick walls. It's a lovely, sheltered spot with plenty of potential for keen gardeners, or simply for enjoying a morning coffee in the fresh air.

    Living in St Werburghs

St Werburghs is home to a number of popular cafes, shops and attractions including The Better Food Company shop, Napolita Café, Wiper & True Brewery, as well as the Undercover Rock climbing centre in St Werburgh's Church. Bloc climbing gym, the largest bouldering centre in Bristol, is just around the corner. The area's popularity derives in large part from its sense of community, but also from its close proximity to Bristol City Centre, Greenbank and Cheltenham Road.

The nearby M32 makes the area ideal for commuters, providing easy access to Bristol Parkway and in turn to the M4. St Werburgh's Primary School is very central to the area and has a good reputation, enhancing the pull of the area to families. St Werburgh's Nursery School is also close by and is rated 'good' by Ofsted. The St Werburgh's City Farm and Café are well known throughout the city and, combined with the local allotments, are a good example of the area's individuality and independence from surrounding suburbs.

*Please note: One kitchen photo has been edited to show a linen curtain beneath the worktop.
