Description
A conveniently situated block of productive agricultural land extending to approximately 70.03 acres (28.34 hectares), located at Buttington, near Welshpool.
The land comprises nine adjoining field parcels forming a single block, as shown edged red on the accompanying sale plan. All of the land is currently laid to grass, with some of the larger parcels having been reseeded following wholecrop. The holding is well suited to livestock grazing and fodder conservation.
According to available agricultural land classification mapping, approximately 99.06% of the holding is classified as Grade 3a, indicating good quality agricultural land generally suited to grass production and a range of arable crops, including cereals for grain or wholecrop, subject to ground conditions and appropriate management.
The soils predominantly comprise loamy and clayey floodplain soils with naturally high groundwater (99.79%), with a small proportion of freely draining, slightly acid loamy soils (0.21%). These support grassland and offer scope for arable cropping where drainage and seasonal conditions permit. Naturally high groundwater may restrict machinery access and cultivation during wetter periods.
The sale presents an excellent opportunity to acquire a substantial block of productive agricultural land in this sought-after farming area, where land of this nature rarely comes to the market. The holding would be particularly suited to purchasers seeking to expand an existing agricultural enterprise.
Situation
The land lies to the west of the A458 and adjoining railway line, near Buttington village and Buttington Quarry. It is conveniently situated for Welshpool and the surrounding agricultural area, with connections to the wider road network via the A458 and A483.
Services
The land benefits from a natural water supply. Prospective purchasers should satisfy themselves as to the availability, reliability and suitability of the supply for their intended use.
Tenure and possession
The land forms part of the property registered under Land Registry title number CYM618470 and is offered for sale freehold, with vacant possession available upon completion which will be Friday 11th December 2026.
Agricultural support schemes
The land is currently registered with Rural Payments Wales Online. Prospective purchasers should make their own enquiries regarding its eligibility for the Sustainable Farming Scheme or any other current or future agricultural or environmental support schemes.
Sporting rights, mines and minerals
The sporting rights are reserved from the sale.
The registered title states that the mines and minerals, together with ancillary powers of working, are excepted, with provision for compensation in the event of damage caused by their exercise.
Access
The sale plan identifies an access route between points A and B, leading from the A458 across the railway line to the south-eastern boundary of the land. The right of way is based on a claim to an easement by prescription established through long use. The Sellers will provide a declaration evidencing the use of the access during their ownership.

The property is sold subject to, and with the benefit of, all existing easements, wayleaves, rights of way and other rights, whether public or private and whether or not specifically referred to in these particulars.

Neither the Vendor nor the Selling Agents will be responsible for defining the ownership of, or maintenance responsibilities for, any boundary.
