About this property
Culverwood is an architect-designed home dating from the 1970s, occupying a wonderfully private position on the edge of the sought-after village of Rattery, approximately 10 minutes’ drive from Totnes. Arranged over two floors, the property offers exceptionally versatile accommodation, with the ground floor lending itself particularly well to creating a self-contained annexe if required.
Set back from the road and approached through gates, a private driveway leads to the house. Glazed entrance doors open into a useful entrance vestibule, ideal for coats and boots, before leading into a particularly spacious entrance hall with wooden flooring and an attractive feature staircase rising to the first floor.
To one side is the impressive double-aspect snug, with glazed doors opening directly onto the sun veranda and gardens. Opposite is the study, currently used as a music room.
The hallway continues to the generous Kitchen/Breakfast Room, where the fully fitted kitchen features a range of wall and base units together with a superb Redfyre range cooker with four ovens, two hotplates and an integrated four-ring electric hob. There is also a fitted dishwasher and space for an fridge freezer.
The kitchen opens into a bright, triple-aspect breakfast room, where a large picture window frames wonderful views across the gardens and rolling countryside beyond. A glazed door opens onto a covered sun deck, creating a lovely spot for alfresco dining or enjoying a morning coffee while taking in the views. A further glazed door provides access to the main terrace.
The contemporary split-level living room, measuring approximately 26ft, is a particularly impressive space, enjoying a dual aspect, wooden flooring and excellent proportions. The dining area comfortably accommodates a large dining table for entertaining, with doors opening onto the terrace. A few steps lead down to the inviting sitting area, where high ceilings and a feature woodburner set within a marble surround create an attractive focal point. Further glazed doors provide wonderful views over the gardens and direct access to the main terrace.
At the opposite end of the house is a guest cloakroom and a large utility/laundry room. A door from the hallway opens into a substantial additional room, currently used as an office/creative space, but equally suited to a further reception room, artist studio or home gym. Wooden flooring and several skylights create a wonderfully light and versatile space. This area leads through to a ground floor bedroom, creating an arrangement which could readily be adapted to provide a self-contained annexe or guest accommodation, subject to any necessary consents.
The impressive feature staircase rises to a first-floor landing, with a large casement window flooding the space with natural light. Built-in cupboards provide useful storage and house the hot water cylinder.
The principal bedroom is a superb double-aspect room, enjoying an abundance of natural light and beautiful views across the gardens and surrounding countryside. The bedroom has a luxurious en suite shower room with a large walk-in shower, together with access to generous eaves storage. There is also a separate en suite bathroom, providing a wonderful place to relax, with a window overlooking the garden, along with fitted wardrobes.
A further bedroom suite is located on this floor, complete with fitted wardrobes and an en suite WC, together with three additional double bedrooms and a family shower room.
Outside
Culverwood is set within approximately 2 acres of grounds and gardens, providing an exceptional degree of privacy and a wonderful connection with the surrounding countryside.
A south-facing verandah and terrace wrap around the house, providing a number of excellent areas for outdoor dining and entertaining while enjoying the glorious views.
The formal gardens are predominantly laid to lawn and are beautifully established, with a variety of mature trees, shrubs and recently planted fruit trees. Beyond the formal gardens lies an expansive wildflower meadow and orchard, planted with a wide selection of fruit trees including plums, pears, dessert apples and cider apples. Numerous native woodland trees have also been planted, while a small pond provides an additional habitat for birds and wildlife.
At the bottom of the grounds, you can go down a small bank to a quiet lane, offering a pleasant shortcut to the highly regarded Rattery Church House Inn in the village.
The property also benefits from a large double garage with electric doors and adjoining workshop, together with a stable building incorporating two stables and a tack room. A further detached stable is currently used as a useful storage shed.
A large swimming pool is housed within a greenhouse-style enclosure, with sliding doors that can be opened to create a wonderful poolside terrace overlooking the gardens.
