***Vendor comments*** “This property was our first step onto the property ladder, and we have really enjoyed updating and styling it and making it our home.
After years of renting and not being able to put colour on the walls or make changes to a property, it has been so lovely having the freedom to be creative and make a home that really feels like ours.
We had originally been priced out of Crystal Palace, so Thornton Heath was somewhere we hadn't initially considered. We were pleasantly surprised by how well connected it is and how easy it has been to get around London. The station is around a seven minute walk from the flat, with trains to London Victoria, Clapham Junction and East Croydon. We also often use the bus to South Norwood, where there are fast trains into London Bridge.
We have both travelled into London regularly for work and weekends, and have always found getting around really easy. I worked in West London, so having a direct train towards Watford was particularly useful, and being so well connected also makes getting to Gatwick really straightforward. One of the things we have particularly loved is being so close to Crystal Palace. We previously lived in West Norwood, so it feels like we have been able to keep many of the same places and parts of our lifestyle that we enjoyed, just from the other side of the area.
There is also a lovely sense of community on Grange Park Road. We have got to know many of our neighbours and have always found people incredibly friendly. It has felt much more neighbourly than some of the other areas of London we have lived in.
For everyday life, having a large Tesco just around the corner is incredibly handy and our daughter has been very happy at a lovely local nursery. If you drive, Purley Way is also close by, with ikea, a large Sainsbury's, M&S and plenty of other shops. We have also really appreciated having free parking on our road, without the additional cost of a parking permit. There is plenty of green space nearby too. Grange Park is just around the corner and often has local events and it is a lovely place to go for a walk or let our toddler run around. At times, it genuinely doesn't feel like you are in London.
One of the things we have loved most about the flat is having our own front door and private garden. We have gradually turned the garden into our own little sanctuary, with greenery and flowers and somewhere to sit and enjoy a drink in the sunshine. Because the garden is long, it feels surprisingly spacious and has become one of our favourite parts of the property. The kitchen has also been a big part of our home. We love cooking and entertaining, so we added additional cupboards and worktops to make the most of the space. We have had plenty of dinner parties and BBQs here and have always felt that the kitchen really is the heart of the home.
We also updated the windows throughout the property, including adding a much larger picture window in the kitchen. It brings in lots of natural light and has become a lovely focal point. The main bedroom feels particularly spacious, with plenty of wardrobe space and room for a king-size bed. Having good storage was really important to us, and it has been something we have appreciated every day.
The second bedroom has been incredibly versatile over the years. It has been an office, a guest room with a double sofa bed and, most recently, our daughter's bedroom. It has worked really well as our needs have changed.
We have also found the flat relatively inexpensive to run. Replacing the windows and adding new flooring with insulation made a noticeable difference, and we have been pleased with our energy bills. The boiler has been serviced annually and has always been reliable.
The property has a very long lease, with over 900 years remaining and a peppercorn ground rent of only £7.00. We also have a good relationship with the owner of the flat above, which has made sharing responsibility for occasional maintenance, such as gutter cleaning, very straightforward.
We will be sad to leave our home, but we have decided that the time is right for us to move out of London and be closer to family. This is the home where we started our life together, got engaged and became a family of three. We have loved living here and hope that whoever buys it will be just as happy here as we have been”.
