Guide price £900,000 - £950,000. Set back from the road behind a generous driveway and front garden, this is a detached four-bedroom home with a wonderfully adaptable layout and a garden that feels particularly special. The house sits within a sheltered valley in Ovingdean, with the South Downs surrounding the village and a wooded copse forming the rear section of the garden.
The entrance opens into a spacious central hallway, with much of the accommodation arranged across the ground floor. At the rear, the main living room is a generous, light-filled space with windows on two sides, an open fireplace and wide patio doors onto the west-facing terrace. It is an easy room to imagine throughout the seasons: Doors open to the garden in summer, and cosy in the winter.
Alongside it, the country Oak kitchen / breakfast room has plenty of space for everyday dining and connects naturally with a separate family room at the front. Together, the three rooms give the ground floor a useful balance between sociable spaces and somewhere to retreat to.
There are also two double bedrooms on this level, both with fitted wardrobes. One opens directly onto the garden through French doors, making it particularly well suited as a bedroom or serene home office, while the other sits towards the front of the house. A shower room and an additional cloakroom, both with underfloor heating, complete the ground floor.
Upstairs are two further double bedrooms overlooking the rear garden, one with its own en-suite bathroom, alongside useful walk-in access to the loft. The arrangement gives the house plenty of flexibility for family life, guests and working from home, with bedrooms spread comfortably between the two floors.
Outside is where the setting really comes into its own. A broad west-facing terrace runs along the rear of the house, creating plenty of room for outdoor dining and entertaining before the garden continues up the hillside. Mature trees, shrubs and wildflowers give it a more natural feel before you reach the wooded copse at the top, an established wildlife habitat. From here, there are lovely views back across the rooftops towards the surrounding downland.
To the front, a large driveway provides parking for several cars and leads to the garage, which incorporates a utility area at the rear.

The area
The Vale is a private residents’ road in Ovingdean, surrounded by the South Downs National Park yet only a few miles from central Brighton. It is one of those locations where countryside becomes part of everyday life: Footpaths, open downland and Beacon Hill Nature Reserve are all close by, while the coast is easily reached on foot.
Ovingdean itself is a quiet village with an 11th Century church, a working farm, a convenience store and an active village hall. Head towards the sea and you can join the Undercliff Walk, following the coastline towards Rottingdean in one direction and Brighton Marina and the city in the other.
Rottingdean is around two miles away, with its independent cafés, pubs, restaurants and shops, alongside the beach and historic village centre. It is close enough to become part of the weekly routine without losing the more peaceful setting you get back home in The Vale.
For anyone who likes being outside, this is a particularly good spot. Walks can start almost from the front door, whether heading across the Downs, towards the windmill at Beacon Hill or down to the sea.
Schools
The property is well placed for several local schools, including Ovingdean Nursery, Our Lady of Lourdes Catholic Primary School, St Margaret’s C of E Primary School and Longhill High School.
Independent options within easy reach include Roedean School and Brighton College, while Brighton & Hove’s wider selection of primary, secondary and sixth-form education is readily accessible.
Transport links
For somewhere that feels decidedly tucked away, Ovingdean remains very well connected. Brighton Marina is approximately 2.6 miles away and Brighton city centre around 4 miles, with regular bus services running through the village and along the coast.
By car, the A27 provides straightforward access east and west, with connections to the A23 for Gatwick Airport and London. For walking and cycling, the Undercliff provides a largely traffic-free coastal route towards Brighton Marina and onwards into the city.
