Ft. | Courtyard Garden | Driveway for Up to Five Cars | Large Shed | Gas Central Heating | Log Burner | Peaceful Countryside Living

Some homes are simply lived in. This one is lived with: By growing families, visiting grandparents, weekend guests and, if you choose, paying holiday-makers.

Extending to approximately 2,000 sq. Ft., it has been cared for to an immaculate standard and designed around the way families actually live, with a hand-built kitchen and utility room, cabinetry built in wherever it earns its place, three bathrooms, and natural light that follows you from room to room.

Then there's the annex. Built five years ago to a high specification, with its own entrance from the side gate, it has a living area, kitchenette, king-size bedroom and shower room, and French doors that open to the garden. It could be a home for a parent, a haven for a teenager, or a guest suite that always feels like a treat. The current owners have run it as an Airbnb, welcoming wedding and event guests from nearby venues, so it could earn its keep too.

All of this sits in a quiet corner of a village that feels like the countryside but keeps everything close: The high street is a walk away, and Waddesdon Manor, the Rothschild mansion with free access for residents, is on your doorstep. Commuters are well placed too, with Aylesbury Vale Parkway and its frequent trains to London Marylebone just a 20-minute cycle away.

Accommodation

Ground floor: Step into a large entrance hall, with a W/C and a walk-in cloakroom to absorb the muddy boots, school bags and coats that come with family life.

The dining room is the heart of the home, with space for an eight-seater table and French doors that open onto the garden, so Sunday lunch can spill outdoors. Through to the hand-built kitchen, craftsmanship comes first, and the utility room beyond has a back door to the outside. Back in the dining room, the lounge is a cosy retreat: Built-in cabinetry frames a gallery wall opposite the log burner, and more French doors let the garden in. From the dining room, a staircase rises to the bedrooms.

The annex (sixth bedroom): Through the utility room's back door lies your second front door, so to speak. The annex is fully self-contained, with a path round the side of the house to its own gate onto the driveway and road, so everyone gets their independence while staying close.

First floor: The principal bedroom is a real escape, spanning 20ft with triple aspect views, built-in wardrobes and an a bath en-suite. It is reached through bedroom two via internal doors, giving it a private, suite-like feel. Bedroom three, on the other side of the landing, overlooks the garden and sits beside the family bathroom. Bedroom four is a generous double, also with garden views, and bedroom five, the smallest, is currently the perfect home office.

Loft: A pull-down ladder leads to a boarded loft of standing height, ready to take on whatever storage you need.

Outside: A double-gated driveway welcomes up to five cars, with a large shed in place of a garage. Behind the house is the real surprise: A courtyard-style garden that is not overlooked, with raised flower beds and mature trees and shrubs, and French doors from the dining room, lounge and annex that make it an extension of the home itself.

The gas central heating boiler and upgraded water tank were replaced seven years ago and are serviced annually.
Location

Waddesdon Parish was historically of great extent. The name combines a personal name with the Old English "dun", meaning "Wott's Hill". The village is steeped in history, with a detailed account in Magna Britannia (1806), a church of Norman origin, and the old Roman military road, Akeman Street, which once passed through. A branch of the Aylesbury and Tring silk manufactory was established here in 1843, employing around 40 women at hand looms, though it has long since gone.

Of particular renown is the magnificent Waddesdon Manor, the recently refurbished Rothschild mansion. Baron Ferdinand de Rothschild bought the land in 1874 and is said to have chosen the site after hunting in the area.

The village offers excellent pre-schools, a junior school and a highly sought-after secondary school. Day to day, there is a convenience store with post office, a popular coffee shop, hairdressers, beauticians, doctors' surgery, dentist, vet, charity shop, pubs, the Five Arrows Hotel, a Chinese takeaway and fish and chip shop, plus tennis and bowls clubs.

Nearby market towns and villages offer plenty to explore, including Waddesdon Manor, Claydon House and Quainton Steam Railway. Extensive shopping is available at Bicester Village, Friars Square in Aylesbury, Milton Keynes and Oxford.

Aylesbury is about 5 miles away, and Aylesbury Vale Parkway station (frequent services to Marylebone) is a five-minute drive away in Fleet Marston/Berryfields. Haddenham & Thame Parkway is about 8 miles away, with links to London and Birmingham. Thame is about 9 miles and Oxford approximately 26 miles. The M40 gives access to London, Oxford, Birmingham, the M25, Heathrow, Gatwick and Luton airports.
