Modern barn with acreage and approval for conversion. The barn is in a remarkable location, 8 miles from Chelmsford city.

Description
The barn was constructed in 2014 following the grant of planning permission by Maldon District Council (ref: Ful/mal/13/00821) on 7 November 2013.

Built around a steel portal frame, the exterior is finished with traditional weatherboarding above a red-brick plinth, with tiled roof slopes. Access is provided by impressive double barn doors, complemented by a personnel door on the north elevation (reached via a stepped landing) and a stable-style door to the south.

Internally, the ground floor is largely open plan, with a separate lobby to the north and a stables/isolation area to the south. A hay loft occupies the first floor.

Planning Approvals for Conversion to a Dwelling
The barn benefits from two alternative Prior Approvals under Class Q of the General Permitted Development Order, permitting the change of use of an agricultural building, together with associated building operations, to form a single dwellinghouse. Full details of the decision notices, approved drawings and application documents are available on Maldon Planning Authority website.

Four-Bedroom Scheme
Prior Approval was allowed on appeal on 30 April 2026 (Appeal Ref: 6002783; Maldon DC Ref: 25/00492/pacuar) for conversion to a four-bedroom house arranged over two floors.

The approved plans show an open-plan living, dining and kitchen area on the ground floor, together with two en suite bedrooms, a utility/boot room, two WCs and a cloakroom. The first floor, accessed via a staircase, provides two further bedrooms, each with its own bathroom and dressing area, plus a study space.

Three-Bedroom Scheme
A further Prior Approval was granted on 13 May 2026 (Maldon DC Ref: 26/00191/pacuar) for a three-bedroom dwelling with habitable accommodation only at ground floor level and loft space above.

The layout comprises an open plan lounge, living and kitchen area, three bedrooms (one with en suite and closet, another with a shower room), an entrance lobby and storage. Part of the ground floor is to be retained for agricultural use in order to comply with permitted development floorspace restrictions.

Both schemes incorporate various internal and external alterations to facilitate the change of use and include provision for parking and hardstanding for three cars. The application site boundaries were constrained by the relevant permitted development criteria. The property will include land around the barn to provide access to the highway and garden amenity space; any formal garden areas will require a separate planning permission from Maldon District Council.

The purchaser will need to discharge the planning conditions attached to whichever Prior Approval is implemented. Each consent carries a three-year time limit for completion of the change of use from the date of the relevant decision. Certain details, including surface and foul water drainage, ecological measures, lighting and cycle parking, must first be submitted to and approved by Maldon District Council. Reference should be made to the full decision notices for complete information.

Garden and Amenity Land
The property is offered with land around the barn that could form garden and amenity land as part of the Property’s residential use.

A separate planning permission from Maldon DC to change the use from agricultural land to residential garden will be required.

Additional Land
The vendors are offering an additional area of adjacent grassed agricultural land with the barn. In all about 2.82 acres. Any animal shelters erected on this land should be without foundations.

Potential Cart Lodge and Studio
There is potential to construct a cart lodge with room above, which could be used as a studio, office, gym, play room or other space ancillary to the property. The CGI shows a 3 bay cart lodge with boarded doors, complete with a room above, lit by a gable window and dormer roof window. The materials and design are shown to blend with the aesthetic beauty of the barn. STPP.

Potential Extension
There is potential to build an extension to the rear of the barn once converted to a dwelling. The CGI shows an attractive single storey extension in materials to match the barn, plus large windows with views over the grounds of the Property. The extension could act as a bright, additional living space, such as a day room or family room, STPP.

Woodham Mortimer is a small village between Danbury and Maldon and is mentioned in the Domesday Book. The name is derived from the Old English meaning "village in the wood" but at the time of the Norman Conquest the parish was known as Little Woodham. The village has a local pub (The Hurdlemakers Arms), the parish church of St Margaret, a driving range, a village hall and a cricket club.

The nearby town of Maldon, named by The Times as the best place to live in the countryside, is a charming settlement on the River Blackwater which dates back to the Anglo Saxon times and is famous amongst other things for its sea salt and the traditional Thames sailing barges that use Maldon as their home port. The historic High Street and surrounding streets offer a good mix of independent shops, boutiques, cafés, restaurants and traditional pubs, alongside everyday services and major supermarkets.

Promenade Park, one of the largest waterside parks in Essex, provides extensive green space, a popular splash park, playgrounds, an amphitheatre and estuary views. At the foot of the town lies the atmospheric Hythe Quay, home to historic Thames barges and the starting point for boat trips along the Blackwater.

Cultural attractions include the 15th-century Moot Hall, Thomas Plume’s Library, the Maeldune Heritage Centre and the Combined Military Services Museum.

Education is well provided for, with a range of primary schools, the secondary Plume Academy and the highly regarded independent Maldon Court Preparatory School.

The picturesque village of Danbury also has a good choice of shops, amenities and two preparatory schools (Heathcote and Elm Green). Woodham Mortimer is also 7 miles due east of the city of Chelmsford and its excellent choice of facilities, which include two grammar schools, a bustling shopping centre, a station on the main line to London Liverpool Street and access onto the A12.
