The property opens into a spacious entrance, leading through to an inviting open-plan kitchen, dining and reception area. Designed with modern family life and entertaining in mind, this sociable space provides plenty of room to cook, dine and relax, with doors opening directly onto the garden to create a wonderful connection between inside and out. A generously sized ground-floor WC adds welcome practicality.

The first floor offers three well-proportioned bedrooms, providing excellent flexibility for family members, guests or those requiring a home office. These rooms are served by a family bathroom, creating a practical and well-balanced layout for everyday living.

Occupying the entire top floor is a particularly impressive principal suite, offering a wonderful sense of privacy and retreat. The spacious bedroom opens onto a south-facing balcony, providing a lovely spot to enjoy the sunshine. A dedicated dressing room adds a touch of luxury, while the large en-suite bathroom completes this superb private space.

Externally, the property benefits from a garden, ideal for outdoor dining, entertaining and relaxing during the warmer months. Secure parking is another valuable addition, offering convenience and peace of mind.

The location

Kingsthorpe Road is ideally positioned in Poets Corner, one of Hove's most sought-after residential neighbourhoods, known for its community feel, attractive residential streets and excellent selection of independent cafés, restaurants, traditional pubs and local shops. Portland Road, Blatchington Road and Church Road are all within easy reach, offering an appealing mix of everyday conveniences, independent businesses and popular places to eat and drink.

For families, the area is particularly well placed for a range of local schools, including West Hove Infant School and Hove Junior School, both close by. Goldstone Primary School, Hove Park School and Sixth Form Centre, and Blatchington Mill School are also within the wider local area. School catchments and admissions should be checked directly with Brighton & Hove City Council.

Transport links are another major advantage. Aldrington railway station is within walking distance, providing convenient connections towards Brighton and the wider rail network, while Hove station offers additional mainline services, including routes towards London and Gatwick. Regular bus services operate nearby, making travel around Hove, Brighton and the surrounding areas straightforward.

The seafront is also readily accessible, offering the perfect setting for coastal walks, cycling and enjoying the relaxed seaside lifestyle for which Brighton & Hove is so well known.

Combining generous accommodation across three floors, a superb top-floor principal suite, secure parking and a highly desirable Hove address, this is an appealing home for buyers seeking space, flexibility and convenience in an established residential neighbourhood.

What the owner says....

This house has been a great family home for us for the last nine years. It is really well insulated so there are no draughts and it really retains its heat, and we don't turn the heating on until late in the year. There is lots of useful storage downstairs and it feels very spacious. The top bedroom gets loads of sun, as does the front bedroom. It's lovely looking on to trees at the back and seeing them change with the seasons, and seeing the birds and squirrels - there is even a woodpecker if you listen out for it! It's great having neighbours who have the same appliances and layout, and there's always someone to help out with a suggestion if you get stuck with something.

What I love about the road: We all moved into the row of houses at the same time and it's a lovely community of neighbours and families. We have a Whatsapp group and there is always someone ready to help out, or share a parking space. We also have a communal jet washer in the car park!

The location is great; it's a quiet street with not much through traffic but really well located for buses and trains, 15 minutes walk from the seafront, close to Stoneham and Wish Park, and Portland Road has everything you need and a great variety of shops and cafes. It's a great community here and close to good nurseries, primary and secondary schools
