location

If you commute into London or work at Stansted, this is a hard location to beat. Bishop’s Stortford station is around a 10 minute walk away, with direct trains into London Liverpool Street and up to Cambridge, whilst Stansted Airport is only a short hop by train. Driving? Junction 8 of the M11 is around five minutes away.

Day to day, the town centre and its shops, cafés and restaurants are around a 15 minute walk, and there’s an Aldi on London Road. For families, Thorn Grove Primary School is practically round the corner, with The Hertfordshire and Essex High School and Hockerill Anglo-European College both being within walking distance, and there are gp surgeries right on your doorstep at the Herts and Essex Hospital.

Overview of accommodation

The house sits at the end of a small block paved courtyard. The front door opens into the Entrance Hall, which has stairs rising to the first floor, a storage cupboard and doors to the Downstairs W/C, Kitchen and Lounge. The Downstairs W/C has a toilet and washbasin, with a window to the front.

The Kitchen faces front and is fitted with a range of white gloss wall and base units with dark worktops. It has an integrated oven, gas hob and extractor, space for a fridge/freezer and room for a small table. The Lounge runs across the back of the house. It has French doors out to the Rear Garden and a built in storage cupboard, and there’s plenty of room for sofas and a table.

On the first floor there are two double bedrooms and the Bathroom. The bedroom at the front is a great sized double with a built in cupboard, whilst the rear facing double looks out over the trees behind the house. The Bathroom is fitted with a white suite, with a bath and shower over, a vanity washbasin and a toilet.

The second floor is given over to the third Bedroom, a front facing double with its own En-Suite Shower Room. The En-Suite has a shower cubicle, toilet and washbasin. There’s also some eaves storage space.

Outside, the Rear Garden has a patio area directly outside the French doors, with the rest laid to lawn and enclosed by panel fencing, backing onto mature trees. Being an end of terrace, there’s gated side access, so you can bring things in and out of the garden without going through the house.

The house comes with one allocated parking space.

In our view, this would suit anyone who needs to be close to the station or the M11. It is also a genuinely strong buy for an investor.

Investment potential

This house was previously let as a four bed HMO, returning circa £32,500 per annum. It is now being sold with vacant possession, so you can choose your own strategy, whether that’s a family let or a return to HMO use. Anyone looking to run it as an HMO should check the current licensing and planning requirements with East Hertfordshire District Council.
