Detached bungalow in a rural position, set on a generous plot with parking, west facing garden and enormous potential.

Description
Kent House is a detached four bedroom bungalow occupying a plot of approximately 0.4 of an acre in total, including the shared access driveway, in a sought-after semi-rural position on Streat Lane at the foot of the South Downs.

Built in 1962 and acquired by the current owner in 2017, the property offers over 2,100 sq ft of well-proportioned, light and bright accommodation arranged over a single floor. The house has been improved, and yet retains considerable scope for further enhancement, enlargement or reconfiguration, subject to any necessary consents. Previous successful planning applications include an application in 2016 for the demolition of the existing bungalow and replacement with a two-storey dwelling, and in 2017 for a two-storey side extension, although these consents have since lapsed.

The front door opens into a welcoming reception hall, which sets the scene for the house. The sitting room is a particularly attractive space, featuring a bay window, dual aspect outlook and a wood burning stove set on a granite hearth beneath an oak mantel. The adjoining dining room offers an excellent space for entertaining.

The kitchen/breakfast room has been fitted with an extensive range of contemporary units complemented by quartz work surfaces. A substantial central island provides casual dining space and practical preparation area, whilst integrated appliances include twin ovens, an electric hob, a filtered boiling water tap, a dishwasher and fridge/freezer; the rear hallway offers a utility space with plumbing for a washing machine.

There are four bedrooms, served by a bathroom and a further shower room, both of which have recently been refitted; bedroom two has stripped wooden flooring and a door with access to the garden, providing flexible accommodation for guests or those seeking dedicated home working space.

Outside
Outside, the property is approached via a shared driveway serving three properties, leading to a private driveway with gravelled parking and turning space. The established gardens wrap around the house and have been thoughtfully planted with mature shrubs, hedging and cottage-style borders. A paved terrace extends along the northern side of the property, while a west-facing patio with pergola provides an excellent setting for outdoor dining and entertaining. Additional features include a pond, timber storage and a variety of mature specimen planting which together create an attractive garden environment throughout the seasons.
