A beautifully renovated Victorian house offering elegant and substantial family accommodation and a separate self-contained annexe.
Description
East Clyffe House is understood to date from 1869, when Lord Ashburton built the house as a Summer Residence for his wife. It sits in a commanding position surrounded by its own grounds, with views across the Wylye Valley. The house has been extensively renovated in recent years and is a grand and superbly presented home which perfectly combines period elegance, high ceilings, contemporary style and modern technology. The house is run on a computerised smart home automation system called Loxone with underfloor heating with thermostatic controls throughout. The large windows are all double or triple glazed and bathe each room with light throughout the day. The current owners have recently converted an adjacent outbuilding to create a beautiful self-contained annexe overlooking a courtyard garden.
The driveway sweeps around the front of the property to access a parking area with an 7kW electric car charger and the outbuildings to the rear. The gardens are predominantly laid to lawn with herbaceous borders, mature trees and hedges along the boundary and a bank of woodland to the East of the house. There is an orchard with Pear, Plum and Apple trees, a vegetable garden and a courtyard to the rear of the house.
The front door opens from the porch into a light-filled reception hall which gives access to the drawing room, dining room and sitting room, all of which are large, elegant reception rooms with high ceilings offering superb space for entertaining and wonderful views over the gardens. The sitting room and drawing rooms both have woodburning stoves whilst the latter also has French doors opening onto a raised terrace.
The kitchen is beautifully appointed with cabinetry by Neptune, granite worktops and a stone floor. There is a Rangemaster cooker, integral larder cupboard, fridge/freezer and dishwasher and built-in benches around the breakfast table. Adjacent to the kitchen is a well-designed utility room and a cloakroom.
The basement has been fully tanked and renovated and includes a fabulous wine store/bar, a media/cinema room and office/gym with its own external access.
There are five double bedrooms on the first floor including a principal bedroom which enjoys wonderful views across the valley towards Grovely Woods and has a spacious en suite dressing room and luxurious shower room. There are two generous family bathrooms.
The annexe
The annexe is located in a converted outbuilding, located on the far side of the courtyard from the main house. Completed in 2024, it is beautifully finished and includes a living room, kitchen, double bedroom and shower room. It is designed so that it can be entirely self-contained from the main house and is ideal for dependant relatives, staff or as a holiday let.
