Introduction, Garage & Exterior
Available with no upward chain, this extended home in the Coton Green area of Tamworth will prove extremely popular to families, especially those seeking a good school. This is because the property is within a close walk of the well renowned Lift Rawlett secondary school.
The house is set far back from Claremont Road behind a long block paved driveway which has a large gravel patch beside. Therefore, there is plenty of off-road parking available. The driveway precedes single garage which has a manual up and over door to enter.
To the rear, the property comes within excellent garden to be enjoyed by the whole family. It is kept lovely and private by tall wooden fencing to the left and right boundaries, and a tall hedgerow that borders the local primary school to the rear. The majority of the garden is laid to lawn with a hexagonal-slabbed patio offering plenty of seating options. A retractable awning is fitted above the patio doors. The garden is completed by a vegetable patch, wooden shed and attractive shrubbery to the borders.
Ground Floor
Guest enter the home directly into a generous hallway that has wood-effect laminate flooring laid underfoot which continues up the angled staircase to the left. From the hallway there are doorways to the kitchen and lounge, and the handy understairs storage cupboard.
The kitchen features a stylish cream suite that has hi-gloss unit facias and contrasting wood-effect laminated surfaces. Integrated within the suite is a dishwasher, chest-height electric oven and a flooring electric hob with overhead extractor. A stainless steel one and a half bowl sink with drainer is positioned in front of the kitchen window. It’s worth noting that all exterior windows and doors are double glazed.
At the rear of the kitchen is a wide opening through to the lounge, and just before this to the right is a doorway through to the utility room. The utility room has a similar suite to the kitchen and features under counter spaces for a washing machine and tumble dryer, as well as plenty of unit storage. An exit door with window beside at the rear of the room opens to the garden patio, whereas doors at the front of the room open to the garage, and a guest WC with wash basin.
Viewers will be impressed by the size of the lounge and even more so that there is a wide opening to a ground floor extension that was originally identified to be a dining room, which the current occupiers use as dining/office/gym, such is its size! From the dining room there is a large sliding patio door opening out to the garden and a window to the side that makes it an even brighter room. Back into the lounge the main focal point is to the left of the room where a tiled chimney breast has a modern gas fireplace mounted to the front. The rest of the lounge is a huge open space for positioning a range of furniture.
First Floor
Guests make their way up the winding staircase, arriving at a corridor landing that goes the full width of the house ending with a window at the far end. The landing has doors leading off to all three bedrooms and the family bathroom.
The largest bedroom is at the front of the house and has two windows allowing plenty of natural light. To the back left of the room is the staircase bulkhead, however there is still plenty of room to position a double bed and other furniture.
The two supporting bedrooms (bedrooms two and three) are at the rear of the house, and these are a generous double bedroom and single bedroom respectively. As expected, both have a window looking out over the rear garden.
The final room in the house is the family bathroom which includes a lovely modern suite comprising of an L-shaped bathtub with both a storm shower and adjustable shower head fitted over, a pedestal wash basin, mirrored cabinet, toilet, and a tall chrome heated towel rail.

Schools & amenities
According to the Staffordshire Schools website, the catchment secondary school for this home is the well-regarded Rawlett Academy which is a 0.2 mile walk. The catchment for primary school is split between Lark Hall Infants & Nursery School and Flax Hill Junior School, both within a half mile of this home, whereas St Elizabeth’s Catholic Primary is very close by, backing onto the rear garden. Although we have researched this information, parents are advised to confirm catchment via the local authority.
The new owners will appreciate that there are two close-by rows of shops that both include a convenience store located along Masefield Road and Fontenaye Road, both an easy walk away. As previously mentioned, it isn’t far to travel to the town centre (including Tamworth Castle) and beyond to Ventura Shopping Park and at least five major brand supermarkets. The property is also a quick drive from Tamworth Snowdome, Odeon Cinema & a Ten Pin Bowling Complex.
