    An Honest Description

Clearly this property is at a point where it needs lots of re-fitting, updating and a bit of love. There are several things which stand out.

The kitchen, bathroom, décor, flooring and boiler are all at an age where they need attention. However, the boiler is in working order and although past its natural life span would quite likely see you through this winter. Parts are still available for it.

There is PVC glazing. The window I checked for a manufacturing date presented with a manufacturing code indicating it being made in 2013.

It has the favourable kitchen-diner layup to the rear, and the cloakroom at the front. Westbury built this design for about 20 years straight.

It has a decent sized plot with a good bit of width to the side.

The front is block paved for a second car and to put things in context, a Nissan 4x4 truck fitted on it with space to spare.

The garage is at the front with a parking space in front. The garage has a pitched roof, so no flat roof issue there and of course the eaves storage that comes with that.

The patio is also laid with block paving.

The floorboards upstairs are proper wooden planks. It is probably one of the last houses to have proper wooden floorboards. Later ones were built using chipboard, which is an inferior product.

Without stating the obvious too much, it is in Langford Village and that comes with very good broadband options and well as being a highly sought after area.

The electrics are signed off with an electrical safety certificate, and the next inspection is due in 2030.

The plot is tucked up into a corner so if you have cars or motorbikes that you want to get away from the road and be a bit more private, it is ideal for that. Tradesmen could look on it as a secure place for a van and all the kit to be left overnight, lying immediately under the window of bedroom one.
