Believed to date back to 1620, Little Dowdens Farm is wonderfully quirky, delightfully individual with plenty of character, yet offers surprisingly practical and versatile living accommodation with four/five bedrooms. Beyond the main house, an extensive range of workshops, a detached studio, private gardens and a paddock create a wealth of possibilities, whether for creative pursuits, working from home, hobbies or simply enjoying the freedom of space. In all standing in around 1.2 acres.
Rich in history, full of personality and occupying a truly special coastal setting, Little Dowdens Farm is anything but ordinary. With its intriguing collection of buildings, secluded gardens, paddock and extraordinary coastal setting, the outside space is every bit as individual and captivating as the farmhouse itself.
Step inside
When we first moved to Little Dowdens Farm my children were keen to keep animals which, although frequently heard about, were not typically available to domestic garden existence. We started with chicken, then ducks’ pigs, sheep, an Exmoor pony and goats. This led to milking of goats but goats’ milk was not a popular beverage. By this time, however, two of my boys had got themselves a Saturday job with a local farmer milking cows and, one wet wintery Saturday, came home with an old cow!
Another feature which has enhanced our lives greatly is the proximity Little Dowdens Farm to coastal walks and rambles. Walk across Stolford common and there is a footpath going east to Bridgwater and west towards Watchet and beyond.
We have spent many hours looking at birdlife and photographing inspiration for artwork. The recently opened Steart Marshes is a terrific facility for bird watching and is developing into a notable salt marsh, particularly friendly to children in terms of picnic areas and viewing areas.
The various outbuildings and outside space at Little Dowdens Farm have always been an asset in terms of hobbies and activities. The current Art Studio was previously a family cinema, for example, where Friday night was always a film night with large screen, still there, surround sound and cinema goodies. We had a family night at the “pictures” without needing to drive to town. Before that it was a stable for the Exmoor pony. The pasture once housed a tennis court and the orchard a 28ft above ground swimming pool
Neighbours are friendly and helpful and folk live the life they want to live enjoying the space and remoteness they seek.

Having been cherished by the current owners for nearly 40 years, Little Dowdens Farm has evolved beautifully over time, with thoughtful improvements and modernisation creating a wonderfully versatile home that works equally well for family life or a couple seeking space and flexibility, whilst retaining the character and individuality that make it so special.
A generous entrance porch/boot room provides a practical welcome, particularly suited to coastal and country living, with a separate utility room conveniently positioned alongside. The modern kitchen combines attractive fitted units with solid wood worktops, creating a warm and inviting space that balances contemporary convenience with the character of the original building. A large Velux window floods the room with natural light, adding to its bright and airy feel.
And in a delightful reminder of the property's fascinating past, an original well remains concealed beneath the kitchen floor - a wonderful historical feature and talking point, which the owners confirm has never flooded during their occupation since 1990.
The impressive open-plan sitting/dining/family room is undoubtedly the heartbeat of the home, a wonderfully welcoming and adaptable space where everyday family life and entertaining come together effortlessly. Rich in character, with exposed ceiling beams, a traditional wood-fired range and doors opening directly onto the gardens, it is a room that perfectly captures the warmth and personality of this historic home.
For those seeking a little peace and quiet, there is a choice of two further reception rooms, a cosy snug and an additional sitting room, each offering its own charm and character whilst providing the flexibility for family members to enjoy their own space.
Also on the ground floor, forming part of a later extension, is a versatile study or fifth bedroom with an adjoining shower room, ideal for guests, home working or those seeking ground-floor accommodation. Adding to the individuality and quirky layout of the property, a choice of two staircases rises to the first floor.

Set within approximately 1.2 acres, the grounds of Little Dowdens Farm have a wonderful sense of space and seclusion, and you could easily be forgiven for thinking there was considerably more land. Divided into a series of distinct and delightful areas, the gardens and grounds offer an appealing combination of privacy, practicality and possibilities.
Immediately adjoining the farmhouse is a charming, enclosed cottage-style garden, wonderfully private and sheltered, providing the perfect setting for outdoor dining, relaxation or simply enjoying the peaceful surroundings. A garage with adjoining workshop and gardener's WC adds to the practicality of the property.
Beyond this lies an extensive range of workshops, garages and stores, providing over 1,500 sq ft of adaptable space. Whether for the classic car enthusiast, keen hobbyist, craftsperson or those seeking substantial workspace, the possibilities are numerous. A further generous and secluded garden area leads through to an enclosed paddock extending to approximately half an acre, which benefits from its own separate road access.
To the front of the farmhouse, across the driveway, lies another particularly special part of the property. Set within its own delightful garden, complete with a beautiful willow tree, is a detached stone-built studio with WC and washbasin, together with the potential to incorporate a shower. This charming building offers tremendous flexibility as a studio, home office or creative retreat, with potential for ancillary accommodation, subject to the necessary consents.
Perhaps one of the most remarkable features of all is the direct access from this garden onto the beach and the surrounding coastal marshes, part of the beautiful Bridgwater Bay Wetlands. It is a truly special connection with nature, where wide skies, coastal walks and an abundance of wildlife can be enjoyed virtually from your doorstep.
