Ref: JC0739 - Some houses are just built for family life. Others start off that way, realise the family has grown, the children have accumulated enough belongings to open a small department store, and decide it's time to get bigger. Well, that's pretty much the story here!
Originally a three-bedroom detached home, Statfold Lane has been extended to create a fantastic five-bedroom family property, with generous living accommodation, a separate study, a south-facing garden and a garage offering even more potential. And the beauty of it? There's plenty of room for everyone to enjoy being together, but equally somewhere to escape when you've had quite enough of one another!
The entrance hall gives you a lovely welcome, with decorative wall panelling and a staircase leading upstairs. It's smart without being overly formal, which rather sums up the house as a whole.
The lounge is a proper family living room, somewhere to kick off your shoes, get comfortable and enjoy a bit of downtime. Whether that's a film night with everyone squeezed onto the sofa, a quiet evening in front of the television or the occasional afternoon nap that was only supposed to last ten minutes, this is the room for it. A home of this size needs somewhere everyone can come together and relax, and the lounge plays an important part in that.
Then there's the kitchen/diner, and this is another huge part of what makes the property work so well for family life. Because let's face it, no matter how many rooms a house has, everyone seems to end up in the kitchen anyway!
Having a dedicated space for cooking and dining means there's room for the everyday routine as well as those occasions when everyone gets together. Breakfast before the school run, homework spread across the table, Sunday dinners, birthday celebrations and friends popping round for something to eat. It's not simply somewhere to prepare food; it's somewhere that becomes part of the family's daily life. And with a house that has grown from three bedrooms to five, having that sociable kitchen/dining space is particularly important.
There's also a separate study, although the current owners have put it to rather good use as a children's playroom. And what a brilliant idea! A dedicated space for toys, games and all the other things that seem to multiply overnight. Of course, it could just as easily return to being a home office, which is ideal for anyone working from home who'd rather not have their desk wedged into the corner of a bedroom.
The downstairs accommodation is completed by a separate utility room and guest WC. The utility is particularly useful in a busy family home, providing somewhere for the washing and all the practical bits and pieces that nobody really wants on display. And a downstairs toilet? With five bedrooms upstairs, that one's practically essential!
Upstairs, the extension has transformed what was originally a three-bedroom property into a five-bedroom home, and that extra space opens up all sorts of possibilities.
The main bedroom is beautifully presented, with soft neutral colours, decorative wall panelling and built in wardrobes. It's a lovely, comfortable space with the added benefit of its own en-suite shower room. And let's be fair, having a bathroom that isn't permanently occupied by somebody else is one of life's little luxuries.
Bedroom two is another good-sized room, currently home to an impressive gaming setup, while bedroom three offers generous proportions with plenty of space for a double bed, furniture and even a desk. Bedroom four is a lovely, colourful children's room, and bedroom five is currently being used as a home office.
And that's where five bedrooms really come into their own. Not everyone needs five rooms filled with beds. Perhaps there's a need for a dressing room, somewhere for guests, a second office or simply a room where the ironing board can live without becoming a permanent feature of the landing. The flexibility is there to make the space work for whatever life throws at you.
The family bathroom is fresh and modern, with contemporary white tiling, contrasting grey flooring, a vanity unit and a bath with shower over. Together with the main bedroom's en-suite and the downstairs WC, there's a practical arrangement for a busy household.
And then there's the garden.
Now, this is where things get particularly interesting, because not only is it a fantastic size, it's south-facing too!
There's a paved patio immediately outside the house, providing a great spot for outdoor dining, summer barbecues or enjoying a glass of something cold when the weather behaves itself. Beyond that is a generous lawn, with mature trees and established planting giving the garden a lovely sense of character.
And when it comes to family gardens, this one really delivers. There's currently a climbing frame, swings, a slide and a trampoline, yet still plenty of lawn left over. That just shows the size of this garden!
The south-facing aspect is another real bonus, particularly for anyone who enjoys spending time outdoors. Whether it's a morning coffee, an afternoon in the garden or a summer evening with friends, this is a space that deserves to be enjoyed.
There's also a garage, which is useful for storage as it stands but could potentially offer something more. Subject to the necessary consents and building regulations, conversion could create additional accommodation, perhaps a home gym, office or hobby room. Because apparently five bedrooms, a study and generous living space still might not be quite enough for some people!
Ultimately, Statfold Lane is a home that's already done the hard work of growing with a family. What started life as a three-bedroom property is now a spacious five-bedroom home with a separate study, a sociable kitchen/diner, a comfortable lounge and a fantastic south-facing garden.
There's room for family life, room for working from home, room for entertaining and, perhaps most importantly, room for everyone to have a bit of space to themselves.
And when you find a house that can offer all of that, it's certainly worth coming to have a look!
Location
Fradley is one of those villages that manages to offer the best of both worlds. You've got the community feel, countryside walks and a slightly more relaxed pace of life, but with Lichfield just a few miles down the road and the A38 practically on your doorstep, you're certainly not cut off from civilisation!
Statfold Lane is situated in the established part of Fradley, and for families, the location is particularly appealing. St Stephen's Primary School on Church Lane is just around 300 metres away, so the morning school run could actually involve walking rather than sitting in traffic! Fradley Park Primary & Nursery School is another local option, approximately 0.8 miles away, while secondary schooling in the wider area includes Nether Stowe School, The Friary School and John Taylor High School in Barton-under-Needwood.
Everyday essentials are well catered for too. The Stirling Centre on Tye Road provides a handy collection of local businesses, including a Co-op convenience store, pharmacy, post office, hairdressers and gym. There's also Café No 8 for breakfast, lunch or a coffee, and the Fradley Fryer for those evenings when cooking simply isn't happening! The village also benefits from a community hall, village hall, children's play areas and recreational facilities, including the playing field on Statfold Lane and the skate park and multi-use games area at Hay End Lane.
For anyone who enjoys getting outdoors, Fradley Junction is a real local highlight. This is where the Coventry Canal meets the Trent & Mersey Canal, providing lovely waterside walks, narrowboats to watch and the chance to stop for a drink or something to eat at The Swan or The Laughing Duck Café. Fradley Pool Nature Reserve is nearby too, while the surrounding countryside offers plenty of opportunities for getting out and about. The National Memorial Arboretum at nearby Alrewas is another wonderful place to visit.
And if you fancy something a little livelier, Lichfield city centre is approximately four miles away. With its beautiful cathedral, Beacon Park, independent shops, cafés, restaurants and bars, there's plenty to enjoy. You'll also find larger supermarkets, leisure facilities and all the usual amenities you'd expect from a cathedral city.
Commuters are particularly well placed, with the A38 providing straightforward connections towards Burton upon Trent, Derby and Birmingham, while the A5 and wider motorway network are also accessible. Lichfield Trent Valley railway station is approximately 2.7 miles away, offering services towards Birmingham and London Euston, while Lichfield City station, around 3.7 miles away, provides further connections on the Cross-City Line. There are also local bus stops around Statfold Lane and Church Lane, with services towards Lichfield and Burton upon Trent.
Ultimately, it's easy to see why Fradley appeals to so many families. Good local schooling, useful amenities, plenty of outdoor space and excellent transport connections, all within easy reach of Lichfield. You get the charm of village life without having to sacrifice the convenience of having everything you need nearby. And for a family home like Statfold Lane, that's a pretty appealing combination!
