With a fantastic location and a friendly feel from the moment you walk in the door, this charming Victorian home sits in a pocket of tree-lined residential streets between the Olympic Park and Forest Gate, within easy walking distance of great transport links and green spaces.
Updated in recent years with a modern kitchen and bathroom, it’s full of lovely details such as period-style panelling, original painted floorboards, new brushed chrome sockets and switches, and paintwork in heritage shades.
From the street, the house welcomes you with a London Stock brick exterior punctuated by white-painted stone lintels, sills and decorative columns to the bay window. The roof tiles were fully replaced (alongside new seals and water pipes) in summer 2025. A paved front garden leads to a recessed porch and the black front door, with chrome furniture and numbered transom.
Inside – A warm welcome
On entering, a vestibule area and a spot for coats and shoes leads into the spacious double reception room. Dual aspect, with a window to the rear and a wide bay with Venetian blinds to the front, this bright and airy space pairs fresh Schoolhouse White paintwork with a wall of period panelling in Pitch Black, both by Farrow & Ball.
Warm-toned engineered flooring runs throughout, while a cast-iron fireplace creates a well-placed focal point. Other details include alcove shelving, two floorstanding column-style radiators, and hidden audio cables in the corners of the room.
An arch leads you past useful inbuilt understairs storage through to the kitchen. Lit by both a side-facing window and a part-glazed door to the garden, the floor is laid with grey patterned Victorian tiles. In contrast, solid wood worktops and walls in Little Greene’s Mochi bring warmth to grey cabinetry and white metro-tiled splashbacks.
There is a ceramic sink with drainer and chrome mixer tap, while integrated appliances include an oven and a four-ring gas hob with overhead extractor. There’s also a Bosch freestanding washing machine and space for a tall fridge-freezer.
The patterned floor tiles and white metro wall tiles repeat in the adjacent family bathroom. With walls and ceiling colour-drenched in sage green, there’s a bath for long leisurely soaks beneath a garden-facing window; with a rainfall shower and frameless glass screen. A modern wall-mounted basin with black mixer tap, a chrome towel rail radiator and a close-coupled loo complete the suite. The Worcester Bosch boiler (installed in 2020) is also discreetly housed here.
Head upstairs via a neutral-carpeted staircase with stylish black handrail to the first floor landing, which gives access to the loft via a pull-down ladder. The loft is fully boarded and decorated, with a pair of Velux skylights and electrical points. The space could potentially be fully converted in the future, subject to any necessary planning permission and building regulations approval.
The primary bedroom runs the full width at the front, and is lit by a pair of windows with bespoke Venetian blinds. White-painted original floorboards run underfoot, complementing the walls in Dulux Heritage’s ‘Tranquil Dawn’. Bespoke full-height wardrobes by Sharps complete the space.
The painted floorboards continue in the second bedroom beyond. With dusky pink walls and a reeded glass pendant light, it enjoys leafy views out to the garden.
Outdoors – sunny entertaining
The east-facing garden is enclosed by grey-painted fences. Fully-decked, it hugs the house and has plenty of space for potted plants and seating. The current owners tell us it’s a tranquil sun trap.
Note from the owners
‘With the house being on the bend of the road, it's a lot bigger than the other properties down the street, and we particularly love the huge living open plan space as you walk in the front door. The Olympic Park and Westfield are just a short walk away, and the new V&A, Sadlers Wells and other developments are a real joy. The quiet neighbourhood is lovely here too, and we know most of the residents down the street – there's a real community feel.’
