A bright and spacious, south-facing one bedroom apartment with a private balcony and the benefit of an extended lease, situated within the popular Half Moon Crescent Co-operative, a beautifully maintained residential development tucked away between Angel and King's Cross.

The apartment offers well-proportioned accommodation throughout, with a generously sized reception room enjoying excellent natural light and direct access onto a lovely south-facing private balcony. There is a separate fitted kitchen, a good-sized double bedroom and a modern bathroom which has been upgraded in recent years. A particularly useful feature is the exceptionally large storage cupboard, providing valuable additional space rarely found in one bedroom apartments.

The property further benefits from an extended lease and is offered chain free with vacant possession.

One of the standout features of the property is its setting within the Half Moon Crescent Co-operative, a well-established residential community known for its attractive and carefully maintained surroundings. Landscaped communal areas, mature greenery and colourful flower beds create a peaceful and welcoming environment, offering a welcome contrast to the vibrant neighbourhoods just moments away.

Wynford Road is exceptionally well positioned, approximately 0.4 miles from Angel Underground Station and 0.5 miles from King's Cross St Pancras, providing superb transport connections across London and beyond.

The location offers the best of both Angel and King's Cross. Upper Street and Chapel Market are within easy walking distance, offering a fantastic selection of independent cafés, award-winning restaurants, traditional pubs, lively bars and everyday shopping facilities, including Waitrose, Marks & Spencer and a large Sainsbury's.

For those who enjoy spending time outdoors, Barnard Park, the Regent's Canal and the landscaped public spaces around King's Cross are all close by. A leisurely walk along the canal leads towards Granary Square and Coal Drops Yard, one of London's most popular destinations for independent boutiques, restaurants, cafés and waterside dining.

Combining generous living space, a sunny private balcony, an extended lease and a peaceful, well-maintained setting with the convenience of two of London's most vibrant neighbourhoods, this is a fantastic opportunity for a first-time buyer or anyone seeking a well-connected London home.

A word from the owner:

What I have loved most about living here is how peaceful it feels, despite being so close to everything that Angel and King's Cross have to offer. The estate is tucked away from the busy surrounding streets, creating a lovely sense of calm, yet you're only a short walk from some of London's best restaurants, bars, shops and transport connections.

One of my favourite things is being able to walk along the Regent's Canal into King's Cross, whether that's for work, meeting friends or enjoying the restaurants and shops around Coal Drops Yard.

The estate itself has a wonderful sense of community, with a friendly mix of families, young professionals and long-standing residents. It's particularly reassuring that the development is managed by residents who genuinely care about where they live. There are regular meetings where everyone can have their say, as well as occasional social events that bring neighbours together.

I've really enjoyed living here and will miss both the neighbourhood and the community. My decision to sell is simply to make a future move back to Australia easier.
