Property summary

The Pan Kiln is a home with real character, lovingly converted and extensively refurbished to a fantastic specification. It sits in just over an acre of grounds and uses a clever reverse level layout across approximately 1,495 sq ft, putting the main living space upstairs where it makes the most of the light and the exposed beams.

On the ground floor, an entrance hall leads to two double bedrooms with windows to the front. A modern shower room with WC and wash hand basin serves this floor, and there's a handy airing cupboard.

Upstairs is the heart of the home. The open plan lounge has French doors out to the rear courtyard garden. The recently refitted kitchen has a range style cooker, a generous island, and an integrated dishwasher, washing machine and fridge/freezer. The dining area flows on from the kitchen, with Velux windows overhead and doors to good sized eaves storage. This floor also has a family bathroom with a bath, separate shower, WC and wash hand basin. A third double bedroom has its own refitted en suite, and beyond it is a large storage room/plantroom with its own external door.
Outside

At the front, a block paved driveway provides off road parking, with steps up to the front door.

The property also has its own private, gated rear entrance, which leads up to a large parking area. The grounds (excluding house and rear garden) total just over an acre and are arranged over several levels. A courtyard area sits off the house, with a large tiered lawn above it.

Beyond the lawn, an overgrown wild tier with the remains of a clay dry (external walls and end gables), large chimney and partially filled clay pans offers potential for development subject to Planning and Building Control consent or simply retain as a kitchen garden, a woodland retreat or space for nature. The current owners have stated the clay dry is not listed or scheduled however any proposals for development will need to be in accordance Cornwall Councils Historic Environment and Planning Teams and Strategic Historic Environment Service requirements.
What we love

The beams. Exposed beams run through the upstairs living space and give it real warmth and personality.
Upside down living. With the living space upstairs, the kitchen, dining and lounge areas feel bright and airy.
The kitchen. It's been refitted recently, and the range cooker space and big island make it a sociable space for cooks and entertainers.
Courtyard living. French doors lead straight from the lounge to a private courtyard, perfect for summer evenings.
Just over an acre. The grounds are extensive and tiered, with a lawn, a wild area and plenty of scope.
Potential to add value. Outbuilding ripe for conversion (subject to planning consents).
Private gated access. A rear entrance leads to a large parking area, in addition to the front driveway.
Space for everyone. Three double bedrooms, an en suite, a family bathroom and a ground floor shower room mean there's no queue in the morning.
Walks on the doorstep. You can walk to Prideaux Woods and up into the unesco listed Luxulyan Valley.
Move in ready. The refurbishment has been done to a high standard, so all that's left is to unpack.

Sellers' quote

"When we first saw the property it was a dilapidated ruin. It took a good few years to convert the building, and we have loved every minute of living in Wheal Rashleigh Dry. The time has come to move on to the next phase of our life and afford us more time to spend with family and friends."
Location summary

The Pan Kiln is in a peaceful spot in mid Cornwall, with the china clay heritage that gives it its name all around it. Nature lovers will enjoy walking up to Prideaux Woods and on up into the Luxulyan Valley. The valley is part of the Cornwall and West Devon Mining Landscape unesco World Heritage Site, home to the impressive Treffry Viaduct, with miles of woodland trails, waterfalls and industrial heritage to explore.

The Eden Project is close by, as are the beaches at Par and Carlyon Bay. The harbour town of Fowey is a short drive away for waterside dining and sailing. Everyday amenities are on hand in nearby Par and St Blazey, and St Austell offers a wider range of shops, schools and leisure facilities. Par's mainline railway station connects directly to London Paddington, and the A390 gives easy access across the county.
