Description
A detached five bedroom farmhouse in need of updating, with adjoining stone barn offering conversion potential (STP), further agricultural buildings and set within a plot of approximately 1.28 acres.
Location
Menerdue Farm occupies an attractive rural position between Carnmenellis and the village of Stithians. Stithians is approximately two miles to the north by road, while Rame Cross is a one mile drive south.
The property is conveniently situated within walking distance of Stithians Reservoir, a well-known local amenity offering wildlife interest and opportunities for outdoor recreation, including fishing and a range of watersports.
There are a number of public footpaths and bridleways in the vicinity, providing excellent access to explore the surrounding landscape. The area will particularly appeal to those with an interest in walking, riding and countryside pursuits.
Local amenities are provided by nearby villages, with a wider range of shopping, schooling, employment and transport facilities available in Penryn, Falmouth, Redruth, Helston, and Truro. The location therefore offers a good balance of rural seclusion, while remaining accessible to a number of nearby towns and the coast.
Description
Menerdue Farmhouse comprises a detached five bedroom dwelling. Previously occupied as part of a wider farm holding, it offers huge potential but now requires updating throughout. The farmhouse (lot 1) is one of two properties currently being offered for sale on the farm. A three bedroom cottage (lot 2) is also available separately.
The farmhouse is understood to be of traditional stone construction. It has a slate roof and benefits from uPVC double-glazing throughout. On the ground floor, the accommodation comprises: Entrance hallway, living room, snug, kitchen/diner, utility and a large dairy. On the first floor, there are five bedrooms and a bathroom.
Adjoining the farmhouse to the east is a traditional barn comprising both single-storey and two-storey sections. Whilst the barn has no planning history, it clearly offers conversion potential, subject to first gaining planning consent.
Outside, the house benefits from gardens to the front and rear. Additionally, an area of pastureland is included. In total, the property extends to approximately 1.28 acres.
Also within lot 1 are two timber-framed agricultural buildings, located to the south of the farmhouse. The Gross External Area of these buildings is circa 4,716 sq ft (438 sq m). Subject to any necessary permissions, these buildings may suit alternative uses such as for boat or machinery storage, or for use as a workshop.
Tenure
Freehold with vacant possession upon completion.
Services
The farmhouse is served by a shared borehole water supply, with a shared mains water connection providing a back-up supply. It has oil-fired central heating, mains electricity and drainage is to a private septic tank. The drainage system is not believed to comply with the General Binding Rules 2015. Interested parties should make their own enquiries and take this into account when considering the property.
Wayleaves, Easements & Rights of Way
A public footpath runs north over the shared access track used to access (and lying adjacent to) the farmhouse.
