Some mornings, the rooftops almost disappear into the mist. On clearer days, the view from the 24th floor of Hale Works takes in the River Lea, the reservoirs of Walthamstow Wetlands and the London skyline beyond. You can see it from the dining table or slide open the glass doors and take your coffee out onto the covered balcony.
Inside, light comes into the reception room from two sides. The kitchen sits along one wall in a run of matt grey cabinetry with integrated appliances, leaving space for a proper dining table by the window and a sofa you can stretch out on. Pale wood tones underfoot carry through the room, from the kitchen to the balcony doors.
The two double bedrooms are carpeted, each with a tall window. The principal bedroom looks towards the reservoirs and has fitted wardrobes and an en suite shower room. The second bedroom is currently set up as a study, with a full size desk in front of the window. There’s a separate bathroom off the hall with a bath and overhead shower, and a cupboard for the everyday things you want tucked away. The apartment extends to approximately 835 sq ft.
Down at street level, there’s a growing choice of independent places within a few streets of home. Hale Brew opened in the Down Lane Park pavilion in April 2026, so a walk through the park can start with a flat white and a pastry. Holy Grain & Brew on Ashley Road serves Square Mile coffee, while Dear Coco has a little coffee bar at The Gessner on Watermead Way. For an evening out, there’s Mother Kelly’s taproom on Ashley Road or Comewell’s on Broad Lane for plant based Caribbean and Italian cooking.
There’s more on the way at nearby Ferry Island. Independent grocer Harvest N17 is set to open an organic food shop and a separate space for coffee and flowers. Hale Table, an all day restaurant from the team behind Clapton Table, and a new branch of The Sushi Co have also been announced.
The landscape you see from the balcony is part of everyday life here. From Tottenham Lock, take the River Lea towpath north towards Tottenham Marshes or south to Markfield Park. Walthamstow Wetlands is close enough for a regular morning walk, with paths between the reservoirs, bird hides and a café in the old Engine House. Tottenham Hale station is just around the corner, with the Victoria line to King’s Cross and Oxford Circus, direct trains to Liverpool Street and the Stansted Express.
