Accommodation
Access to this wonderful home is via a stained-glass window and entrance door. A particular feature is the impressive open-plan kitchen/dining/family room, which provides a wonderful space for everyday living and entertaining. The kitchen is fitted with a comprehensive range of contemporary wall and base units, complemented by contrasting granite work surfaces, with a breakfast bar and space for appliances. There is ample room for a family-sized dining table, with a log-burning stove and stone-tiled floor, and the adjoining sitting area benefits from a vaulted ceiling with rooflights, allowing plenty of natural light to fill the room. Glazed doors open directly onto the rear garden, providing an attractive connection between the indoor and outdoor spaces.
The bedrooms are all well proportioned and tastefully presented, with three enjoying pleasant views towards the front garden and open fields beyond. One of the bedrooms features an attractive traditional fireplace and wooden flooring adding further character to the property, and a bay window; this room could easily be used as a separate sitting room or snug. The additional bedrooms provide flexible accommodation for family members, guests or those working from home.
The bathroom has been fitted with a contemporary white suite with metro-style wall tiling, a bath with shower over, wash basin and WC, vaulted ceiling and skylight.
Potential Annex
The annexe forms part of the main property but offers the flexibility to be used as self-contained accommodation, ideal for a dependent relative or potentially generating rental income. The accommodation comprises an inner hall with utility area, a fully equipped kitchen, cosy sitting room with a second log-burning stove, bedroom and a lobby with built-in wardrobes. With such versatile space, the annexe could equally lend itself to use as a home office, studio or workspace, depending on individual requirements.
Outside and parking
The property enjoys a generous garden, with established planting providing an attractive outlook from the principal living accommodation. The glazed doors from the kitchen/dining room open directly onto the garden, providing an ideal setting for outdoor dining and entertaining during the warmer months. The generous garden is predominantly laid to lawn, with well-stocked cottage-style borders adding colour and interest. There is also a dedicated vegetable-growing area and small shed. Overlooking the garden is a wonderful garden room, which has a multitude of options, currently a hobby room, previously a home office, children’s playroom.
The property is set back from the road, with mature hedging providing privacy and wonderful far-reaching views across open farmland to the front. Although addressed on the High Street, the property occupies a peaceful position at the edge of the village, with no through traffic beyond this point. A nearby public footpath provides access towards Bar Hill, together with delightful walks through the surrounding countryside.
A gravel driveway provides off-road parking, while a second driveway to the rear offers additional parking and access to the garden. A useful workshop/garage provides further storage or space for hobbies.
Location
Dry Drayton is a small, traditional village located just north of the A14 and a short distance from both Bar Hill and Cambridge. Its position provides excellent access to the A14, M11 and the Guided Busway. Cyclists benefit from quiet lanes running through the countryside as well as links to Cambridge via Bar Hill’s new cycle paths.
The village atmosphere is peaceful and rural, with charming historic cottages, farms and scenic footpaths. Dry Drayton has a lovely village school, pub and a village hall with lots of family events. Bar Hill is within 5-10 minutes walk or drive, offering further amenities including a large supermarket, shops, doctors, a hotel and restaurants and a wider selection of amenities are available in Cambridge.
There is a local village primary school (with a preschool onsite providing early years childcare provision from 2 years of age) and other options are typically accessed in Oakington, Hardwick or neighbouring villages. Secondary education is usually provided by either Comberton Village College or Impington Village College (both Ofsted Outstanding). Buses run from Dry Drayton to both these Colleges and they are also reachable via cycle-friendly routes, rural pathways and established bus services.
